The Lake Nacimiento Water Project Presentation Night on February 26 hosted by Grace Borzini of Oak Shores Realty had a standing room only crowd. Presentations were given by Rob Johnson of the Monterey County Water Resources Agency, John Hollenbeck of the SLO Public Works on the San Luis Obispo Pipeline Project, and Phil Humfrey, Co-Chair Nacitone Watershed Steering Committee on the Nacitone Community Watershed Project. General feedback was that everybody left with a much better understanding of the projects, and many rumors were laid to rest. Synopsis of Lake Water Projects

San Luis Obispo County has began construction on the pipeline project that will draw over 15,000 acre feet a year from Lake Naci. (This will be a drop in the bucket compared to the normal releases that Monterey County takes annually.)

Monterey County Water Resources recently had it’s ground breaking ceremony for the Lake Nacimiento Water Spillway project that will actually start construction in April. They have just awarded the contract to Granite Construction.

Regarding reservoir levels, the county is required by the Federal Energy Regulatory Commission (FERC) and the State’s Department of Water Resources, Division of Safety of Dams (DSOD) to maintain a maximum reservoir (lake) level of 770 feet during the first construction season (summer 2008) and 764 feet during the second in 2009 (the maximum reservoir elevation at the Spillway is 800 feet).   This is dependent upon the amount of rainfall and inflow received by the reservoir.   They estimate the construction schedule to cover two construction seasons from April 1, 2008 to September 30th, 2008, then the same period in 2009, with final completion by Sept 30th, 2009.   They will be finalizing a final construction schedule with the contractor in the coming weeks, which will hopefully shorten the seasons and provide some cost-savings.

Their goal is to maximize reservoir elevations during construction while in compliance with the regulatory agencies and in consideration of workers’ safety while completing modifications in the Spillway Chute structure itself.   This will maximize recreational benefits and water conservation goals.   As noted, we will be providing project updates throughout the construction.   If you wish to track daily reservoir levels for both Nacimiento & San Antonio, please visit my webpage at www.oakshoresrealty.com and click on Lake Levels.

They plan to conduct public outreach to those who live adjacent to the lake via their website, our web site and other mediums, once they finalize the construction schedule.  


The Fireman’s Ball on March 15th was a huge success!!!

Cindy Peyton and her crew prepared and served 93 attendees a gourmet meal of Chicken Picata or stuffed flank steak with rice pilaf, roasted vegetables and chocolate cake with raspberry sauce for dessert.  The evening brought in over $2,000.00 worth of donations for our Oak Shores Fire Department.  

Great music by D.J. Jim Lovato.  Lots of great community volunteers worked hard to make this event happen.

Home Financing –  Getting that approvalBy Selwyn S. Jamurath

  

Spring is in the air!

Last month we went off course temporarily to discuss the new reality in the mortgage and real estate markets today. This month we’ll get back on topic and continue our January discussion about the preliminary title report, the appraisal and the conditional approval.

The next step, once you’ve received the conditional approval is to start providing all of the necessary documents to satisfy the list of conditions that are on the approval. Usually your loan professional will ask you for these documents. Sometimes those documents consist of things such as proof of citizenship, proof of bankruptcy discharge…etc. This occurs because the banks need to feel secure with your current or past financial situation. This minimizes the risk for the bank to loan you those few hundred thousand dollars comfortably.

Many banks are offering “no closing cost” loans as an enticement to get your business. Nothing is free! You’re being charged the closing cost in your loan (APR) and many times, you’re paying double or more for that convenience. Make sure to ask the proper questions and request proof in writing, before signing on the dotted line.

Now that we’ve presented proof of every aspect of our lives to the bank, what happens now? Well, your loan professional will begin to request your “Docs”. What are docs? Docs are the loan terms that you will be signing at your local title company. This includes the type of loan, tears, interest, APR, cost of the loan…etc. We use Old Republic Title, next door to our King City office. You may use whomever you, your Realtor, or loan professional chooses.

  

When your “Docs” are available at your title company, your loan professional and / or Escrow Agent will call you to setup an appointment to come in and sign your loan documents. This is where you will want to make sure that all of the terms that were discussed with you by your loan professional are on your loan. You’re going to want to look at closing costs, interest rate, pre payment penalty, Type of loan, points and any other items that would be important to you.

  

Once you’ve signed all of your “Docs”, you will have 3 days (for Refinance) to change your mind, if you’re not feeling comfortable with any of the terms of the loan. If you have made a purchase, then your loan becomes effective on the day it records at the county recorder’s office, which is after the bank funds your loan. You do not have the option to change your mind on a purchase, only on a refinance.

  

So…you’ve done it. Congratulations! Now you can feel more comfortable with the loan process because you’re a more educated consumer. Education is power and can save you a ton of money and headaches!
