1. Take a Leisurely Look- In a slow market, you don’t have to jump on the first Lake Nacimineto home you like. Look at as many as you can; you’re likely to notice which ones have lingered on the market and therefore might be open to a price reduction.

2.  Investigate the Foreclosure Market- The housing market downturn, along with the related collapse of the subprime mortgage market, has caused foreclosures to spike nationwide and especially in California. It’s a fun time of year in Lake Nacimiento as we enjoy the festivities of the Halloween holiday!  And, while goblins, witches and monsters find their way into decorations and costumes in hopes of creating a scary Halloween environment; there’s one thing you don’t have to be afraid of this season- Lake Nacimiento Real Estate!

Across the nation everyone is feeling the strain from the struggling economy and foreclosure properties have been on the rise, even in the beautiful gated community of Oak Shores and Heritage Ranch on Lake Nacimiento.  If you are on the brink of facing foreclosure in your Oak Shores or Heritage Ranch home, don’t get discouraged!  There’s a great alternative to foreclosures which has also been on the rise in response to the real estate market trends.  Although selling your Lake Nacimiento home may not be an option at this point because your mortgage is under water, going through the short sale process is far less damaging than a foreclosure.

A deed in lieu of foreclosure arrangement typically requires you vacate your home within 30 to 60 days of signing, according to real estate attorney Lance Churchill.

3.    You can receive up to $3,000 from your lender for moving expenses at the time of closing of a HAFA (Home Affordable Foreclosure Alternative) short sale or a HAFA deed in lieu of foreclosure. Relocation funds are part of the incentives of HAFA, but not necessarily for other short sale or deed in lieu programs of the lenders.

4.    You can help your community’s home values. Because the lender often receives a higher amount of the remaining loan balance than it would from the sale of a home after a foreclosure, short sales help support home values in the Oak Shores and Heritage Ranch communities.

Last week, Bank of America announced that it was halting foreclosures in all fifty-states while it reviewed its foreclosure process for defects. Now several lawmakers on Capitol Hill are calling for other banks to initiate nationwide foreclosure freezes—a move which the Obama administration is currently opposing.

So what’s going on here? Why is the foreclosure machinery of our nation’s largest banks suddenly grinding to a halt? What does this mean for the financial sector and the economy?

Let’s start with the most basic questions first. Then I’ll explain some of the possible implications for homeowners, banks, and the economy.

How did this thing get started?

Ever since the housing bubble burst, there have been signs that there are serious problems with foreclosure practices. In some cases, the financial institution claiming it owns the mortgage has not been able to produce the underlying loan documents. In 2007, a federal judge held that Deutsche Bank lacked standing to foreclose in 14 cases because it could not produce the documents proving that it had been assigned the rights in the mortgages when they were securitized.

This decision was followed by similar rulings in other states stopping foreclosure proceedings. Typically the judges would find that the banks that were servicing mortgages pooled into bonds weren’t able to prove they owned the mortgages.

It’s an exciting time after you’ve decided to buy a home on Lake Nacimiento whether in the gated Oak Shores community or Heritage Ranch!  The temptation would be to begin looking online at all of the available homes on Lake Nacimiento or to set up times to see homes for sale in Oak Shores or Heritage Ranch.  And, while there will be time to do this; there are a few things to keep in mind before beginning your home search!

1. Location, Location, Location- If you are buying a home on Lake Nacimiento you’re probably already well aware of the great location of Lake Nacimiento!  Beautiful views, and close proximity to larger cities such as Paso Robles are what make Lake Nacimiento an ideal place for a permanent residence or a vacation home!  But, even though you can’t go wrong with any of the homes on Lake Naciminto, in my opinion, you’ll still want to think through either choosing a home in Oak Shores or a home in Heritage Ranch.  Do you want to be within steps of Lake Nacimiento or within walking distance to the local grocery?  Read more about the 55+ community of Heritage Ranch or the gated community of Oak Shores!  Of course, your Lake Nacimiento Realtor can help!

2. Home Features- Think through the home features that are most important to you!  Do you dream about a gourmet kitchen or an expansive deck that overlooks the lake?  Do you want extra bedrooms for weekend guests or are you looking for more of a private getaway?  Do you want a fixer upper or a home that’s move-in ready?  Make a list of those things that you won’t budge on in your Lake Nacimiento home and then those things that would be a bonus, but that you don’t necessarily need.  This will help you tremendously as you begin your Lake Nacimiento home search.

3.  Ask Questions- While many of the homes in Oak Shores or Heritage Ranch will have you day dreaming from the moment you enter the home; be sure to not get too carried away.  You want to look at a home with an objective eye in order to ask pertinent questions. 4. Scrutinize- Look in cabinets and closets to see how much storage space you’ll have.  Notice the ceilings to see if there’s any damage or leaking.  View everything from windows to baseboards to ensure you’ve taken in as much information you can about the home.  This will give you a more appropriate  idea of what to expect if you buy the Lake Nacimiento home.
