You won’t want to miss this Saturday, December 11, as friends and families in Oak Shores gather together for the 4th Annual Christmas Lights Parade and Social!  A few families volunteered to open their home as a “stop” for the parade and everyone is invited.  The evening begins at 5:30pm at the Gillenwaters to kick off the event with some holiday cheer!  At 5:50pm, the parade of homes along Lake Nacimiento begins!  Grab your golf cart, car, bike or anything you can drive and join the caravan to enjoy the beautiful homes on Lake Nacimiento!  In the past, many have decorated their mode of transportation with Christmas lights and decorations which is an added dose of fun!

Another option for celebrating the holiday season this Saturday is ideal for those who enjoy historic charm!  The nearby city of Paso Robles is hosting the Vinea Street Victorian Showcase beginning at 6pm on Vine Street.  One of the first residential streets in Paso Robles, Vine Street boasts many beautiful vintage Victorian homes.  The entire street will be blocked off to traffic from 8th Street to 21st Street for this festive events.  Some of the homes will feature entertainment such as carolers, story tellers, bands, Scrooge, a Christmas pageant and much more!  You won’t want to miss viewing the ornately decorated homes and the spirit of cheer!  This magical event is completely free and open to everyone.  Visit the Paso Robles website for more information.

December 2010 Market Watch for North San Luis Obispo County and Monterey County

North San Luis Obispo County Active Listings: There are a total of 2,056 properties actively on the market with an average list price of $650,773.

North San Luis Obispo County Sale Pending/Sold: There are currently 240 properties with sales pending and 1,064 properties that closed in the past 6 months.  The average sold price is $403,169 and the average time on market is 111 days.

North San Luis Obispo County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales.  In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market.  At the present time it will take about nine and a half months to sell all of the current active listings, without adding any new homes for sale.

Monterey County Active Listings: There are a total of 1,638 properties actively on the market with an average list price of $1,179,758.

Monterey County Sale Pending/Sold: There are currently 1,138 properties with sales pending and 1,954 properties that closed in the past 6 months.  The average sold price is $409,728 and the average time on market is 88 days.

One of the great things about living in the Oak Shores or Heritage Ranch communities on Lake Nacimiento is recent additional conveniences!  Whether it’s a trip to the local new grocery (Oak Hill Market) or a jaunt to a nearby community such as Lockwood (the Hungary Flats Diner) for dinner or shopping; it seems that Lake Nacimiento lands in the middle of it all.  Whether you reside in Oak Shores or Heritage Ranch year round or enjoy living on Lake Nacimiento during your vacations, you’re sure to recognize that it’s a great place to live.

Recently, the Salinas Valley newspaper, The Californian, announced some of the changes that will be taking place to the areas convenient bus system.  The Monterey- Salinas Transit has made a few alterations to the bus schedule as well as adding a few new stops.  One of the new stops is at Fort Hunter Liggett which is Fort the largest US Army Reserve Command post with over 165,000 acres. FHL is located in the central coast of California, and is Lake Nacimiento’s neighbor to the north.  This new line will be helpful for employees of Hunter Liggett and their commutes.

Visitors are  also allowed on the base and FHL is a favorite for those who love to hunt and fish!  When military training allows, those with an FHL permit, valid California Department of Fish and Game (CDFG) fishing license, and stamps and photo id are allowed to enjoy the stocked ponds in the designated areas. The San Antonio Mission is also on base and is a wonderful historical place to visit. Don’t miss the wonderful restored rose garden.  For more information on visiting Fort Hunter Liggett and the regulations involved, visit the FHL website.  The new lines for FHL are as follows:

-Line 82: Weekday service beginning Jan. 24 connecting Salinas Transit Center and Fort Hunter Liggett.
-Line 83: Weekday service connecting Fort Hunter Liggett and Paso Robles.
