This Saturday, February 12th offers one of the many chances offered throughout the year to get involved!  The 34th Annual Firefighters Dinner and Dance is a highlight of the year for many and an event you won’t want to miss, and is a great way to show your appreciation for our volunteer firefighters at Company 34!  The night will begin with a social hour from 5-6pm, followed by a decadent formal dinner.  Included in the dinner is produce from our local farmer’s market, along with your choice of herb crusted pork roast or chicken piccata.  A delightful dessert will be sure to put everyone in the mood for the dancing to follow dinner.

The 34th Annual Firefirghters Dinner and Dance proceeds will go to support Company 34 as they serve our community in this great act of volunteering.  We don’t always get a chance to show how much we appreciate their service in helping to keep the Oak Shores and surrounding communities a safe place to live, and this event helps us express our gratitude!  For more information, please visit the Oak Shores Association website.  If this event sounds like something you want to be a part of; don’t delay!  A final count and all entrée choices must be received by tomorrow, February 9th!  The cost is $25 per person and your spot can be reserved by calling Janice at 472-9404 or Shari at 472-2855.

Being in the Lake Nacimiento Real Estate market for years; I can assure you that bigger is not always better!  There are those who buy a second home on Lake Nacimiento as a place to retire, to vacation during the summer or as a weekend getaway and, frankly, they don’t need or want the extra space!  Be encourage that a smaller home can sell in today’s real estate market.  Below are 4 reasons why people are choosing cozy homes over grandiose options.

1. Lower Costs- Lower utility costs is a bonus for many who are searching for a home on Lake Nacimiento!  Your Lake Nacimiento Real Estate agent will make sure to point this out potential buyers.  They’ll also be able to point out how much buyers will save on property taxes for the smaller lot.

2. Easier Maintenance- Many who are buying a second home or retirement home are searching for easy-to-maintain homes. February 2011 Market Watch for North San Luis Obispo County and Monterey County

North San Luis Obispo County Active Listings: There are a total of 1,824 properties actively on the market with an average list price of $682,112.

North San Luis Obispo County Sale Pending/Sold: There are currently 261 properties with sales pending and 996 properties that closed in the past 6 months.  The average sold price is $383,945 and the average time on market is 121 days.

North San Luis Obispo County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales.  In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market.  At the present time it will take about eight and a half months to sell all of the current active listings, without adding any new homes for sale.

Monterey County Active Listings: There are a total of 1,597 properties actively on the market with an average list price of $1,146,230.

Monterey County Sale Pending/Sold: There are currently 1,040 properties with sales pending and 1,822 properties that closed in the past 6 months.  The average sold price is $395,121 and the average time on market is 96 days.

Monterey County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales.  In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market.  At the present time it will take about three months to sell all of the current active listings, without adding any new homes for sale.

Owning a home in the Oak Shores or Heritage Ranch communities on Lake Nacimiento is a great investment and one that you’ll enjoy for years.  Perhaps you’ve lived in your Lake Nacimiento home for years and feel that you could get a lower mortgage rate if you refinance in today’s market.  You’ve heard rumors of the markets’ low mortgage rates and would love to cash in on the deal.  Who wouldn’t want a lower mortgage each month?  However, while you’ll see the savings each month; there are still a few things to consider before refinancing your Lake Nacimiento home.

Take a look at these six tips to see if you’re ready to refinance your home in Oak Shores or Heritage Ranch!

1. Credit score and income
- Most banks today’s market will require you to have a minimum credit score of 620 in order to refinance.  You will also need to prove that your household finances have been stable.  If unemployment or other issues have come up that have decreased your finances significantly; you’ll find it hard to refinance.

2. Interest rates
- Refinancing right now is great for buyers whose current rates are above 5.5% and are hoping to save on their monthly mortgage costs.  For homes in Oak Shores or Heritage Ranch; you could potentially save a percentage point or more on an outstanding mortgage.

3. Costs- Refinancing your home will cost you typically 2% of the new loan amount.  This includes application, appraisal and inspection fees. Included within refinancing costs is the new escrow account you’ll need to fund. The lender will set up this account for home-insurance and property-tax payments from which they’ll draw annually.  Want to avoid this fee?  Use the same lender you used for your initial mortgage.  Their only costs are limited to issuing new paperwork, so they’re able to keep costs low and can oftentimes speed up the process. Another option is a good faith estimate. Your Lake Nacimiento Real Estate agent can help you determine which option would work best for your home.

4. Adjustable-rate mortgages- Determining whether you’d like to go with an adjustable-rate mortgage or a fixed-rate mortgage can be tricky.  An ARM is great in today’s market as you’ll cash in on the current lower rates.  However, a fixed-rate mortgage ensures that your rates will remain stable and won’t rise if the market changes.

5. ‘Underwater’ homeowners- Today’s housing market has left around 11 million homeowners “underwater” meaning they owe more on their home than it’s actually worth.  They will have a hard time refinancing and can only do so through a federal program. Your Lake Nacimiento Real Estate agent will help explain the option of a “short refinance” that was launched last year by the FHA.

6. Greater pricing disparity- Based on your current credit score, the rates offered for refinancing can vary greatly. California lenders will look at the state’s average loan-to-value ratio and the percentage of homes with negative equity.  The higher the percentage of these homes, the higher the rate a borrower will most likely be offered.
