While much of America is still leery of the national housing market, there is a silver lining when thinking of buying a home on Lake Nacimiento!  First of all, there are many beautiful homes available in Oak Shores or Heritage Ranch on Lake Nacimiento from which to choose!  If you’ve enjoyed visiting Lake Nacimiento and have been considering buying a vacation home or permanent residence on Lake Nacimiento; now is a great time to do so!

A recent report from Money.CNN.com, notes that home affordability has drastically improved since the housing market boom.  While renting seemed to be the better option the past few years, we’re seeing a shift in renting prices that’s causing an increase in home sales.  According to the government’s Consumer Price Index, renting is now more expensive than buying a home in many areas around the country.

National Association of Realtors chief economist, Lawrence Yun, predicted that this year we’ll see the highest affordability condition in 40 years!  This news, however, is not meant to encourage buyers to wait for prices to drop even lower, because there’s no guarantee that will take place.  In fact, as home prices stabilize and our economy continues to get back on its feet; home prices will only increase from here.

You’ve probably seen headlines that note the decrease in activity for home builders, but this news has a silver lining as the supply and demand of homes is finding a balance.  While many choose to build a new home on Lake Nacimiento, there are many great homes currently available on the Lake Nacimiento Real Estate market at very affordable prices.  Buying a home that is on the market helps to keep the supply and demand in check and will help the housing market on its way to recovery.

July 2011 Market Watch for North San Luis Obispo County and Monterey County

North San Luis Obispo County Active Listings: There are a total of 2,040 properties actively on the market with an average list price of $634,172.

North San Luis Obispo County Sale Pending/Sold: There are currently 315 properties with sales pending and 1,159 properties that closed in the past 6 months. The average sold price is $379,480 and the average time on market is 116 days.

North San Luis Obispo County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales. In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market. At the present time it will take about eight months to sell all of the current active listings, without adding any new homes for sale.

Monterey County Active Listings: There are a total of 1,609 properties actively on the market with an average list price of $1,228,277.

Monterey County Sale Pending/Sold: There are currently 1,095 properties with sales pending and 1,865 properties that closed in the past 6 months. The average sold price is $422,782 and the average time on market is 111 days.
