After a significant jump in foreclosure starts in August, driven primarily by Bank of America, foreclosure starts returned to levels in line with prior months, far below the numbers reached at the peak. California has seen a drop in activity of 56 percent since its peak, from 58,623 Notice of Default filings in March of 2009 to 25,778 today. Foreclosure sales were mixed this month, with declines in Arizona, California and Nevada, while Oregon and Washington both showed increases. Despite the declines, the percentage purchased by third parties, typically investors, was at or near peak levels. In California, third parties made up a record 27.4 percent of all sales last month.

We recently looked at how to deal with less than favorable offers on your Lake Nacimiento home for those of you who are selling your home this fall, and I hope those tips were helpful to you!  Selling your home in Oak Shores or Heritage Ranch can be a smooth transaction if you approach the Lake Nacimiento Real Estate market armed with  appropriate expectations.

Doing some of your own research and working closely with a trusted Lake Nacimiento Real Estate agent can ensure your home is sold in an efficient manner.  However, there are some common mistakes that you’ll want to be sure to avoid when it comes to selling your home.  Take a few minutes to review these six home selling blunders so you can be sure to steer clear of making the same mistake!

1. Thinking your home is the exception- While you may have a beautiful home on Lake Nacimiento that offers stunning lake views; this alone will not sell your home.  It’s easy to get emotionally attached to your home and feel that the time, energy and money you’ve invested makes it worth every penny of the selling price.  However, to help your home sell in today’s market, you will need to price it competitively or else it will get overlooked.

2. Not checking your agent’s references- Your Lake Nacimiento Real Estate agent will play a vital role in getting your home sold.  You’ll want to be sure to choose your real estate agent carefully by checking their references, reviewing their testimonials and looking at their home selling record.

3. Not scouting the competition- Getting an idea of your competition- what the homes are like and what they’re selling for- is imperative for pricing your home correctly.  It will also give you a realistic view of the current Lake Nacimiento Real Estate market and what you can expect from your home sale.  Your Lake Nacimiento Real Estate agent will provide you with a list of “comps” (comparable homes that are currently on the market or that have sold recently), which will also help you get an idea of how your home will fare on the market.

4. Not prepping the property- Selling a home in today’s real estate market means having it in prime condition.  Whether it’s a fresh coat of paint, cosmetic repairs or removing clutter from your home, making sure your home shows well to buyers is key. Buyers want to know the home is in move-in ready condition, so they can easily begin enjoying their Lake Nacimiento home from the moment they move in.

5. Being present during an open house- You’ll want to leave your home anytime there’s an open house or showing.  This allows the buyers to feel at ease and to talk freely with their real estate agent about the home.  They will also feel more free to explore the house and take their time envisioning themselves in your home.

6. Taking negotiations personally- Like I mentioned in the last blog post, you can’t take offers on your home or negotiations personally.  While you do have a lot invested in your Lake Nacimiento home, the emotional ties you have need to be kept at bay. This will give you the opportunity to think clearly and be flexible with what the buyers is looking for and can make the negotiation process run smoothly.

Selling your Lake Nacimiento home this fall may seem like a daunting task considering that the current national real estate market is leaning in the favor of buyers.  While it can be more of a challenge, it is not impossible and with the right Lake Nacimiento Real Estate agent guiding you each step of the way; you’ll find that your home can be sold in a timely and efficient manner.

As a Lake Nacimiento Real Estate agent, one of the main concerns I hear from those hoping to sell their Oak Shores or Heritage Ranch home is not getting their return on investment.  This is a valid concern, and one that can be dealt with through some creative solutions.  You may have buyers interested in your home, but the offers you’ve been receiving have been significantly below your asking price.

Oftentimes when buyers sense they have the upper hand, they will test the waters to see how low they can go with an offer even though your home may be fairly priced.  So, what can you do if you continue to receive these lowball offers?  Here are six tips that can help you navigate through these less than favorable offers.

1. Consider the terms- Price is important for most Lake Nacimiento sellers, but it’s not the only deal point. A low purchase offer might make sense if the contingencies are reasonable, the closing date meets your needs, and the buyer is pre-approved for a mortgage. Consider what terms you might change in a counteroffer to make the deal work.

2. Counter the purchase offer- Unless you’ve received multiple purchase offers on your Lake Nacimiento home, the best response is to counter the low offer with a price and terms you’re willing to accept. Some buyers make a low offer because they think that’s customary, they’re afraid they’ll overpay or they want to test your limits.

A counteroffer signals that you’re willing to negotiate. One strategy for your counteroffer is to lower your price, but remove any concessions such as seller assistance with closing costs, or features such as kitchen appliances that you’d like to take with you.

3. Get the agents together- If the purchase offer is too low to counter, but you don’t have a better option, ask your Lake Nacimiento Real Estate agent to call the buyer’s agent and try to narrow the price gap so that a counteroffer would make sense. Also, ask your agent whether the buyer (or buyer’s agent) has a reputation for lowball purchase offers. If that’s the case, you might feel more free to reject the offer.

4. Review your comps- Ask your Lake Nacimiento Real Estate agent whether any homes that are comparable to yours (known as “comps”) have been sold or put on the market since your home was listed for sale. If those new comps are at lower prices, you might have to lower your price to match them if you want to sell.

5. Consider the buyer’s comps- Buyers sometimes attach comps to a low offer to try to convince the seller to accept a lower purchase offer. Take a look at those comps. Are the homes similar to yours? If so, your asking price might be unrealistic. If not, you might want to include in your counteroffer information about those homes and your own comps that your Lake Nacimiento Real Estate agent provided for you when you first decided your asking price. If the buyers don’t include comps to justify their low purchase offer, have your real estate agent ask the buyers’ agent for those comps or their reasoning behind such a low offer.

6. Don’t signal desperation-Buyers are sensitive to signs that a seller may be receptive to a low purchase offer. If your home is vacant or your home’s listing describes you as a “motivated” seller, you’re signaling you’re open to a low offer. If you can remedy the situation, maybe by renting furniture or asking your Lake Nacimineto Real Estate agent not to mention in your home listing that you’re motivated, the next purchase offer you get might be more to your liking.

ANTI-RENTERS SUCCEEDED IN GETTING THE SHORT TERM RENTAL INITIATIVE ON THE CALENDER
