According to a study released last month by the Mortgage Bankers Association, 80% of surveyed Americans believe that now is a good time to buy a home. This overwhelmingly positive sentiment for home ownership was revealed despite concerns with the economy.

Who are the most enthusiastic home buyers? Per the survey, younger buyers who are well-educated are responding to low mortgage interest rates and affordable home prices. These buyers do their homework.

Nationally, there is already some buying momentum. The Pending Home Sale Index, which tracks contract activity for home buying, rose by 7.3% in November 2011.  This puts the Index at 100.1, the highest level we’ve seen in 19 months. 

Another boost comes from foreign buyers, who continue to scoop up homes in warm-weather states such as ours, along with Florida and Texas.

Will Lake Nacimiento see more home buyers this year? It’s quite possible, but we’re not out of the woods. The hangover of foreclosures will be with us for awhile, keeping prices soft. And while buyer interest is strong, there are hurdles to jump for mortgage approval. Also, lowball appraisals can knock a deal off the table, leaving both the buyers and sellers frustrated. It takes patience and flexibility to see some deals through.

Are you thinking of becoming a Lake Nacimiento homeowner this year? You may already know that being pre-qualified for a mortgage is important. Reviewing your credit history before the banker does could save you time and money! Here’s how to obtain your own credit history, and how to address any issues.

Pull your credit history from annualcreditreport.com. This is the official website of the credit industry; beware of substitutes!  You can also pull the credit score at MyFico.com. There are tips on this website about what goes into your credit score, which could help you improve it.

Check your credit history for any errors. Keep in mind that a debt can be sold from one company to another; a loan through GMAC may now read as Ally.  Check your history carefully to make sure dates and balances match up. Be on the lookout for debts that do not sound familiar; identity theft can happen to anyone.

If you find an error, file a dispute directly with the credit bureau. You will need to back up your case, so be ready to supply proof of payment or other facts that support your dispute. The credit bureau will flag the disputed item and investigate it.  Overall, it can take weeks for a correction to be processed on your credit report, depending on the complexity of the matter.

Last but not least, if you are struggling with debt, ask for help! The National Foundation for Credit Counseling can refer you to an approved, trustworthy credit counselor. Avoid quick-fix promises advertised on the internet; there’s no overnight cure for damaged credit, and you could be taken in by a scam.

January 2012 Market Watch for North San Luis Obispo County and Monterey County

North San Luis Obispo County Active Listings: There are a total of 1,453 properties actively on the market with an average list price of $669,808.


North San Luis Obispo County Sale Pending/Sold: There are currently 238 properties with sales pending and 1,316 properties that closed in the past 6 months. The average sold price is $372,302 and the average time on market is 113 days.

North San Luis Obispo County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales. In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market. At the present time it will take about eight months to sell all of the current active listings, without adding any new homes for sale.

Monterey County Active Listings: There are a total of 1,295 properties actively on the market with an average list price of $1,183,125.

Monterey County Sale Pending/Sold: There are currently 970 properties with sales pending and 1,868 properties that closed in the past 6 months. The average sold price is $397,631 and the average time on market is 101 days.
