Relocating to Lake Nacimiento can be an exciting time, especially if you’re retiring on this beautiful lake.  You’ve probably researched the area, the homes that are available in Oak Shores and Heritage Ranch and are ready to spend long days relaxing on your deck with lake views, hiking through nature and getting to know the Lake Nacimiento community.

Retiring can be something to look forward to, but you may be leery of beginning a new mortgage.  Oftentimes those looking to retire have their current home paid off, and feel great to have reached that accomplishment.  As a Lake Nacimiento Real Estate agent, I’ve talked with clients who desire to make the move, but who don’t want to have the burden of monthly payments beginning all over again.

But there’s good news!  I’ve listed below three practical ways you can begin your retirement journey mortgage free.  While it may take some extra work, knowing that you can retire without the financial concern will be well worth it!  Take a look at these tips as you consider your road to retirement.

1. Make Extra Mortgage Payments- It may seem insignificant to tack on an extra $100 a month, but over time it can amount to major savings!  Let’s say you have a $200,000 mortgage at an interest rate of 6% on a 30 year mortgage.  Without taxes and insurance, that will amount to around $1,200 a month, which means you’ll be paying a little over $231,000 in interest.  But, paying an extra $100 a month can save almost $50,000 in interest and you can be done with the loan five and a half years early!

2. Refinance Your Mortgage- If you currently live on Lake Nacimiento, refinancing your home could be one of the best ways to cut costs each month or switch to a shorter term loan.  Many people are considering refinancing due to the historically low interest rates we’ve seen over the past few years, which is great if your goal is to reduce monthly payments.

However, refinancing can also mean switching out your current 30-year mortgage to a 15-year loan.  While you will be paying a little more each month, you’ll find yourself mortgage free much sooner!

3. Downsize Your in Your Lake Nacimiento Home- We all love to have our own space and a home that allows for hosting gatherings and guests.  But, do you need the same amount of space as you did earlier in life?  While you do want to account for friends and family that will want to come visit you in your Lake Nacimiento home; you won’t need a lot of extra space such as a formal dining room or a formal living room.  Downsizing can allow you to find a less expensive home and, if you are selling your current home to relocate to Lake Nacimiento, you could potentially make an all cash offer!

OAK SHORES 35th ANNUAL FIREFIGHTERS APPRECIATION DINNER REVIEW

We held our 35th Annual Firefighters Ball and it again was a huge success.  Cora from Oak Hill Market and her catering staff fed 101 people.  Music was provided by Dave Rea.  The dinner and music was enjoyed by all.  The auction was so much fun as we had a professional auctioneer Wes Handy.  When everything is collected, we will be collecting $5,207 to benefit the volunteers and help pay for thing they need, as well as help pay for future volunteers.  High bidder for the fire helmet with pin went to Sheryl Qualls for $1,200.00.  Thank you Sheryl!  Thank you to all that took time to attend or bid on any item or who made a donation in any way.  We are still taking donations for the Fire department.  Please send them to Janice Gillenwater at 8030 Ready Road, Lake Nacimiento, CA 93426.

As a Lake Nacimiento Real Estate agent, I’m constantly aware of what’s going on in the Lake NacimientoReal Estate market as well as the national housing market.  Because of the economic downturn over the past few years, I saw homeowners struggle through job loss and other financial hardship and knew that I wanted to take action to help them deal with the toll it took owning a Lake Nacimiento home.

To help those facing foreclosure and those dealing with an underwater home (owing more money than the home is worth), I earned a designation as a Certified Distressed Property Expert, and have been able to guide clients to take the best course of action with their Oak Shores or Heritage Ranch home.

Recently, a $25 billion foreclosure settlement was announced in which the federal government and five of the largest mortgage lenders and services will team up to reduce the principle balance on many loans, as well as refinancing loans for many with underwater homes.  The 49 states that are participating (Oklahoma opting out) will receive funds to help consumers and to create new processes to better protect borrowers.

So, what does this mean for you?  If your loan is through Ally Financial (formerly GMAC), Citi, Bank of America, JPMorgan Chase or Wells Fargo, you could be eligible for help from the settlement.  Below are a few of the factors that may qualify you for assistance.

- You’re underwater on your mortgage and delinquent on the payments.

- You’re current on your mortgage payments but have a high-interest loan.

- You lost your home to foreclosure between January 1, 2008, and December 31, 2011.

- You took an FHA mortgage from Countrywide.

- You’re underwater and you want to sell your home.

- You’re a service member and must sell your home at a loss because of a “permanent change in station” order.

- You’re unemployed.

- You’ve lost your home and need financial help to move.

Real Estate investors started off 2012 with a bang. California saw the most activity, with investors purchasing 3,964 properties for $766.2 million. Note that trustee sale investors must pay in cash, in full, with no title insurance or inspections prior to purchase. This is the fourth largest month on record in California, and the busiest since March of 2011.

Despite what appears to be significant percentage increases in Foreclosure Starts, these increases barely offset the declines seen over the holidays. Compared to January one year ago, Foreclosure Starts are significantly lower now – despite the fact that many banks were still under self-imposed moratoriums due to robo-signing last year.
