One of the key factors in selling your home is choosing the right listing agent.  As a Lake Nacimiento Real Estate agent for a number of years, I’ve seen first hand how having the right listing agent for a home can make all the difference.  Here are a few things you’ll want to ask a potential agent before hiring them to sell your Lake Nacimiento home!

How Much?  The question the price the listing agent will want to sell your home at can be very telling.  If you’ve been told $200,00 by other agents and the agent you’re talking with says $300,000; you’ll want to be careful.  Sometimes agents will make promises of a big sale on your home in order to “win” the listing.  You’ll find that if your home is priced too high in the beginning, you’ll end up having to lower the price and your home will sit on the market longer than necessary.  An agent who wants to price your Oak Shores or Heritage Ranch home correctly from the beginning is one worth hiring!

2. 3. How Many Homes Are You Currently Selling?  An agent with a full marketing team may still be able to give you very personalized attention if they’re working on selling 15 homes, so you’ll want to know who they have working with them.  If they’re on their own, chances are they’ll only be able to successfully handle a few homes at a time.  On the other hand, if you’re they’re only selling client at the moment; you may want to consider their lack of connections and experience.

April 2012 Foreclosure Starts declined wiping out the small gains in new foreclosure filings last month. In California, Notice of Default filings are down 69.8 percent from the peak in March 2009, and 15.8 percent from April 2011.

Foreclosure Sales also declined, however, foreclosure investors purchased a record percentage of the limited inventory that was actually sold. California investors purchased 41.3 percent of foreclosure sales. The low number of sales, combined with record percent purchased on the courthouse steps left very little to become Bank Owned (REO). This further depletes the inventory of Bank Owned homes as REO sales continue to outpace the addition of new inventory.

Despite investors purchasing a higher percentage of foreclosure sales, margins have rapidly declined in recent months. In California the discount between market value and winning bid have on average declined to 12.3 percent. This leaves investors who intend to resell their purchases with record low profits after eviction, repairs, and closing costs.

While many have chosen to buy a permanent residence on Lake Nacimiento in order to enjoy this beautiful setting and vibrant community year round; there are still of number of buyers who want the luxury of a vacation home that acts as a private getaway.

If you’re one who’s been considering buying a vacation home on Lake Nacimiento; you have probably taken the time to think through the financial and personal commitments.  As a Lake Nacimiento Real Estate agent, my goal is to help buyers walk through the process of buying, and with a second home there comes a few additional considerations.  Here are four questions you’ll want to be sure to ask yourself before jumping in to buying a vacation home.

1. How accessible is the property?  If you live in Central California, vacationing on Lake Nacimiento will be an easy commute.  But what if you live out of state?  Consider how often you’ll be visiting your home and the time and cost it takes to travel to Lake Nacimiento.

2. Is the community well planned?  You’ll want to make sure when looking at vacation homes that the community fits well together.  There are some vacation communities that put high end properties just across the street from mobile homes.  Of course in Oak Shores or Heritage Ranch, the homes are cohesive and the community well planned.  But, since you’ll be inadvertently involved in the community; you’ll want to make sure you feel comfortable there.

3. Is the house in good shape?  This is a basic thing to consider, but it’s worth giving a second thought.  Even if the location is ideal with sweeping views of Lake Nacimiento; you don’t want to be stuck with a money pit for a vacation property.  Consider the homes’ condition, and determine how much work you’re willing to put in to a home before you begin searching for a home on Lake Nacimiento.

4. Will you feel at home there?  Although you won’t be living in your vacation home all year long, you still want to make sure you feel at home in the home itself and the community.  Make sure your vacation home is a place you want to be and that feel like a relaxing retreat!  This will be a place where you create memories and have the opportunity to decompress, so you’ll want to make sure it feels like home!
