Central Coast Homebuyer Myths, Debunked

Central Coast Homebuyers

Central Coast Homebuyer Myths

Are you wanting to buy a Central Coast home? Do you keep talking yourself out of it because you can’t afford a mortgage, or you don’t have enough saved for a down payment? As your Central Coast real estate agent, I am here to tell you that if you want to buy a home, make sure you aren’t putting it off because of false beliefs! Allow me to debunk some of the most common home-buying myths.

Mortgage payment affordability – If you think you can’t afford a mortgage, let me ask you this. Are you currently paying rent? Because rent is often more expensive than what you’ll pay in a monthly mortgage, especially while mortgage rates are low! Plus, unlike with rent, you’ll see your money again when you go to sell. Homeownership is like forced savings for the future.

Credit history – If you have poor credit, there are still options. A lender may still approve you, but with a higher mortgage rate or higher down payment. Some private mortgage insurance programs allow a credit score as low as 620. Plus, you can always start improving your credit for a future purchase. Credit is not permanent, so start improving it today!

Down payment – If you don’t have 20 percent of the cost of a home saved, you are not alone! This is the leading cause of putting off a home purchase. However, the majority of buyers don’t buy with 20 percent down. You can get a mortgage with as low as 3 to 5 percent down. Also, it’s worth looking into down payment assistance programs if you have stable income and good credit.

Home prices – If you fear that you won’t find a Central Coast home in your price range, remember that you don’t have to purchase your last home first. In other words, it’s okay to start out with a smaller home, or a home that needs improvements, and then to sell later on and move up to a home that you’d rather live in. You will still be investing in your future rather than throwing away money on rent!

For more home-buying myths debunked, check out this realtor.com article. If you have questions about the home-buying process, contact me, your Central Coast real estate agent. I will be happy to clear things up for you and to help you understand the current conditions of the Central Coast real estate market!

It’s a great time to buy, with mortgage rates low. Rates and home prices are expected to continue to increase, so the sooner you buy, the better! We have many listings available around Lake Nacimiento and throughout the Central Coast region right now. Contact me, and let’s work together to find you a home that you can afford and that you’ll be happy living in!

How to Stage Your Lake Nacimiento Home to Sell

Lake Nacimiento Real Estate

Lake Nacimiento Home Staging Tips

If you are getting ready to sell your Lake Nacimiento home this summer, it’s important to stage the home to sell! This means that when buyers look at the photos or view the home in person, it will look as much like a model home as possible, and the buyer will be able to imagine living there. As your Lake Nacimiento real estate agent, allow me to offer you some tips on this!

There are certain areas to focus on when staging any home to sell, such as the front entrance, because that is what buyers will view first. However, when selling a lake home, there are also special ‘lake features’ that you should focus on if you have them!

Here’s a rundown of how you should prepare your Lake Nacimiento home for a sale:

1.  Show off the lake! If you’ve got views of the lake from your home, flaunt them! Clean all of your windows, but especially the ones that face the lake, as buyers will definitely be checking out the view. Remove lamps, window treatments or anything else that may be blocking the view. Make it obvious!

2.  Improve your lake amenities. If you’ve got a private dock, replace worn or broken boards, and consider painting or staining it. Many homeowners neglect this task, so you’ll stand out! If you’ve got a beachy area on you property, remove weeds and rake the sand to make it look clean and inviting.

3.  Spruce up outdoor space. A lake homeowner is going to want to spend time outdoors. Clean, stain and/or upgrade your deck, patio or whatever outdoor space you’ve got, especially that which faces the lake. Mow the lawn, add beautiful landscaping, set an outdoor table for a barbecue, etc.

4.  Wash your exterior. You should literally wash your home’s exterior with a power washer, to remove dirt and debris that has built up over time. Wash the outside of the windows, trim trees and bushes, wash driveway, sidewalks and all walking surfaces, wash light fixtures and mailbox… you’ve got the idea.

5.  Clean the interior. Same goes for the interior! Clean everything until your Lake Nacimiento home looks cleaner than it’s ever been! Remove as much clutter as you can. Take down personal photos and refrigerator drawings and make the home as neutral as you can.

6.  Emphasize lake living. Once you take away personal photos, toys, homemade art, clutter, etc., your home might look empty! Purchase some affordable artwork of lakes, sunsets, boats, etc. If you’ve got photos of Lake Naci that you’re proud of, frame those! Offer a map of the lake and area.

If buyers are looking to buy a Lake Nacimiento home, it means they want to enjoy lake living! As a seller, it’s in your benefit to emphasize the lake as much as you can. Need more tips for selling your Lake Naci home? Ready to list it? Contact me! As a Lake Nacimiento real estate agent, I am here and ready to help you out!

Is Your Central Coast Home Not Selling?

Central Coast Home Sellers

Central Coast Home-Selling Tips

When you decide to sell your Central Coast home, the first few weeks that it’s listed on the Central Coast real estate market are the most important! This is when you will gain the most traffic from interested buyers. While it may not sell immediately, if months start going by without a sale, it’s time to reevaluate the situation. This is true for sellers who are selling FSBO or working with an agent.

Here are some of the most common reasons for a home not selling:

1.  Your home is overpriced. This is the main reason for a home not to sell. If you or your agent overvalued your property, buyers will choose similar homes that cost less. Compare your property to similar properties in the area that sold recently and see if your price is on par with those. You could always hire an appraiser to complete a pre-sale appraisal, but an experienced Central Coast real estate agent should be able to help you with this.

2.  Your listing isn’t quality. Since most buyers search for their home online now, the quality of your listing matters! If the description is written poorly, or leaves key features of your home out, buyers may pass it right up. Same goes for the quality of the photos. If the listing is good, but the way your home looks could use some work, ask your Central Coast real estate agent for some staging advice.

3.  You’re always home. Buyers appreciate when a seller isn’t around for a showing or open house, as they can look at the home and talk about it freely without anyone breathing down their necks. This makes buyers feel awkward and pressured, so they might not stick around long. Leave as often as you can for showings and open houses, let your agent handle it! Take your family with you, including pets, whenever possible.

4.  You’re stubborn. If your home isn’t selling, it’s time to stand back and determine if you are still too attached to it, or if you’re being stubborn. Negotiations are going to come up in any real estate transaction, and if you’re not willing to negotiate a penny, or a timeline, you may lose an interested buyer. Experienced agents know what types of compromises are worth making, and they will help you determine if a request is too much. They should have your interests above all others!

For more reasons why your Central Coast home may not be selling, check out this RISMedia article, which lists 11 common reasons. If you’ve got questions, or you need help selling, contact us! Our team at Oak Shores Realty is here to help you sell your Central Coast home this summer. The Central Coast real estate market is hot right now, so we suggest that you don’t wait! We can get started as soon as you let us know you’re ready.

Buy A Lake Nacimiento Home Now!

Lake Nacimiento Real Estate

Buy a Lake Nacimiento home for the summer season!

As your Lake Nacimiento real estate agent, I am here to tell you that this spring/summer season is the ideal time to buy a Lake Nacimiento home! There are plenty of reasons for this, but here’s a few to give you a general idea:

  • We’ve got plenty of listings. Much of the country is plagued with few listings, but we’ve got many at Lake Nacimiento and around the Central Coast! Check out our blog to view the latest listings, and contact us to schedule a private showing.
  • It’s nearly summer. If you’ve got a family, late spring and early summer is the ideal time for you to begin your home search. The kids will be out of school, which makes moving and starting new schools next fall so much easier than doing it in the middle of the school year.
  • Home prices are going up. Real estate experts from around the country all predict that home prices will continue to increase for the rest of this year, and for the next five years. Mortgage rates are also predicted to increase. The sooner you buy, the more you could save!
  • You have goals. If you want to buy a Central Coast home, you clearly have goals in mind that you’d like to achieve. Do you want to stop throwing away money on rent? Do you want to become a ‘lake person’ at Lake Nacimiento? Do you want to start a family, or a yearly vacation at a vacation home, or downsize? Stop putting off your goals and contact us to help you achieve them!
  • Lake Nacimiento is full. If there was ever a summer to live on or near Lake Nacimiento, this is it. After years of drought in California, the Central Coast was finally given the rain it needed this past winter, and the lakes are fuller than they’ve been in years! It’s going to be an amazing, active season at the lake.

To qualify for a mortgage in today’s market, you’ll need a down payment, income verification, good credit history and credit score, stable income, asset documentation and an impartial third-party appraisal. Here are some steps you can take to help you qualify for a mortgage:

1.  Find your credit history and score. Report any errors you find in your credit history, and work on lowering debt and raising your credit score if need be.

2.  Start gathering documentation. This includes W-2 forms, tax returns, bank statements, etc.

3.  Contact a mortgage lender. Determine what type of mortgage you qualify for, and the amount, and then ask for a pre-approval letter to show sellers you’re serious.

4.  Contact a real estate professional. That’s where I come in! As a Central Coast real estate agent, I am here to help you through the entire home-buying process in the Central Coast real estate market, and to support you until the keys to your new home are in your hands.

Contact me to get started on achieving your real estate goals on Lake Nacimiento this season!

You Know You Live On Lake Nacimiento When…

Lake Nacimiento

Why to Live on Lake Nacimiento!

What is a ‘lake person?’ It’s someone who has lived on a lake, vacationed regularly at a lake, spent lots of time at a lake, and dreamt of days spent at the lake. As a Lake Nacimiento real estate agent, and longtime resident, I love this article I found from Odyssey about how you know you’re a lake person.

They mentioned a lot of ways to tell if you are one, but here are a few of my favorites:

  • You wave to everyone. Remember the good old days when everyone would wave and greet each other, whether you knew them or not? Well, lake people are still like that! Everyone is friends at Lake Naci.
  • You drove a boat before a car. Maybe you even drove a boat before you rode a bike! Driving your parent’s boat is like a coming of age. Of course, you were probably sitting on a guardian’s lap.
  • You’ve slept in your swimsuit. Hours spent on Lake Nacimiento will leave you feeling happy and exhausted. Who else has walked inside and immediately fallen into a deep nap while still suited?
  • You have a ‘lake pair’ of everything. You’ve learned not to bring your really nice possessions to the lake. You have lake clothes, shoes, suits, hats, bags, towels, etc. When you shop, you first ask yourself, can I wear/bring this to the lake?
  • Your boat is a hydration station. You’ve learned how thirsty you get while cruising out on the lake, so whether it’s water and Gatorade, or wine and beer, you have as many beverages as you have gasoline!
  • You fall down and get back up again. More times than you care to admit, you’ve been thrown off a tube, taken spills on water skis, slipped of a dock, etc. Then you learn from your mistakes and get back up again. This trait carries over into the rest of your life, too!
  • You have memories to last a lifetime. The sunsets, the boat cruises, the fishing trips, the community events, the neighbors you’ve met, the stories, laughs and lessons. You have a lifetime full of them.

What else would you add to this list? How else do you know a ‘lake person’ from one who is not? They listen to Jimmy Buffet on repeat? Their feet have calluses that can withstand any temperature? They have raccoon eyes from the tan around their sunglasses? Share how you can notice a lake person!

Living on Lake Nacimiento is a marvelous experience, and one you can’t fully understand until you do it. If you’d like to become a lake person, full time or otherwise, contact me. I would love to help you buy a Lake Naci home, and to help you relocate to the Central Coast if need be!

I am a Lake Nacimiento real estate agent, helping people become ‘lake people’ one person or family at a time.

Why to Use Agent When Selling Your Central Coast Home

Central Coast Home Seller

Sell Your Central Coast Home

If you are gearing up to sell your Central Coast home this spring, you might be wondering if you should hire an agent or go it alone. As a Central Coast real estate agent, you might expect me to recommend that you use an agent to help you sell. Therefore, don’t take my word for it! Take the word of this Investopedia article, which provides eight reasons why sellers should use an agent rather than trying to sell solo.

1.  Buyer’s agents might not show your house. Buyer’s agents don’t always get paid by the seller, or they find FSBO sellers to be difficult to work with, so they might not show your house to buyers. If they do, they might discourage them from making an offer. When you have a professional working on both sides, it makes everything run a lot smoother.

2.  It’s hard to keep your emotions out. If you’ve lived in your Central Coast home for many years, it’s hard to not get emotional when selling. It’s also easy to see your house in a better light than prospective buyers. This is why FSBO sellers tend to overprice their homes, turn away lower offers or refuse to negotiate on closing arrangements. An agent can keep a level head and a neutral attitude.

3.  Your full-time job isn’t real estate. Buyers are searching for homes around the clock, but chances are, you have a full-time job. Will you be able to leave work at any time to show your home to a potential buyer? Will you have energy after work to show and market your home? Do you have experience with selling? An agent does, because selling your home is part of their full-time job!

4.  Agents have a large network. Most buyers now find their homes by searching online, and agents have a much vaster network than you would as a FSBO seller. You can list your home on many sites, but agents can list on more sites, not to mention their own. They also have large networks of clients, other agents and agencies. Speed and momentum are key when getting the word out about your listing.

5.  Agents are professional negotiators. Part of our job as agents is to negotiate between sellers and buyers. If a buyer has a professional on their side, chances are, that agent is going to win the negotiation, meaning less money for you. An experienced agent has negotiated hundreds of home purchases and knows exactly how to do it with confidence. Don’t you want an advocate like that on your side?

For more reasons to use an agent when selling your Central Coast home, check out the Investopedia article. When you have questions about selling, or you’re ready to get started, contact me! As an experienced Central Coast real estate agent, I am ready to help you get your home sold fast.

What to Do After Moving Into New Central Coast Home

Central Coast Homebuyers

Change the locks!

If you just recently moved into your dream home on Lake Nacimiento or along the Central Coast, congratulations! If you are still in the home-buying process, or soon will be, congratulations to you, too! Buying a Central Coast home is a dream come true, and as your Central Coast real estate agent, I am happy to help you achieve this dream. If you haven’t contacted me for help yet, please do!

The home-buying process can be overwhelming, so it seems that once you close on your new house and move in, the work should be done. However, that is typically not the case. There are a few things that you should do right away, for the sake of your safety, security and comfort.

Here are a few suggestions for your move-in checklist:

  • Change the locks. You just don’t know who has keys to your new home, so the safest bet is to change the locks and get new keys. This is an inexpensive task that will add much safety and peace of mind. The sooner you do this, the better.
  • Set up cable and internet. This might not be important to you, but if you work from home, or you just can’t miss one of your favorite shows, you’ll want to call and set up an appointment for getting cable and internet going in your new home as soon as possible.
  • Clean or paint. Your new Central Coast home should be clean and ready to go. But if there is anything you’d like to clean, or paint, it might be wise to do so before moving all of your belongings in, or before unpacking them. Do it while rooms are empty and easy to move around in.
  • Change the air filter. There is a good chance that the previous owners recently did this before listing the home, but you just never know. Check the air filter, and if it seems like it needs replacing, do so. It’s a quick task that will give you cleaner air and a cheaper energy bill!
  • Give your home a scent. Have you ever noticed that every home has its own smell? Your new home doesn’t necessarily have a bad smell, but it just isn’t yours, until you make it yours. Choose what you want your new Central Coast home to smell like. Purchase some candles, essential oils or air fresheners in your signature scent.

Have fun making your Central Coast home yours! If you still need helping buying a Central Coast home, selling a Central Coast home, or both, contact me! I am your Central Coast real estate agent, here and ready to help you out.

Central Coast Home-Buying Tips for Couples

Central Coast Homebuyers

Central Coast Homebuyers

If homeownership on the Central Coast is the next step coming to your relationship, allow me to offer you some tips before you begin your search. As a Central Coast real estate agent, I know that there are a few key things that couples should discuss before buying, so that they can work out disagreements now, and find common ground. Let me lay them out for you:

  • Location – When buying a Central Coast home, it is likely that you will stay in that home for many years. Therefore, it’s important that you both agree on the location! Discuss your long-term goals, like how long you’ll stay at your current job, where you might want to look for a future job, if you want to grow your family and what type of schools you would like your kids to go to, what type of amenities you’d like nearby, distance you’d prefer to your family and friends, and so forth.
  • Space requirements – Discuss what type of general layout you’d prefer, and what your square footage requirements are. Make a list of your needs and wants within a home. If you work from home, you’ll need office space. If you host a lot of parties, you’ll want an open floor plan with a big kitchen. If you plan to have kids, you’ll need extra bedrooms and bathrooms, which will up the price. Be ready to compromise! Determine what is essential and what would just be an added bonus.
  • Hidden expenses – Determine your budget for a home by meeting with a Central Coast real estate agent or a mortgage lender. When determining what you can afford, don’t forget to include hidden expenses, such as closing costs during the home-buying process, and costs once you are living in your new home, such as utilities, water, HOA fees, property taxes, repairs, insurance and so on. As a Central Coast real estate agent, I always recommend buying a little under your budget, so that you always have more to lean on when you need it.

For more home-buying tips for couples, check out this RISMedia article, or contact me with questions or for professional assistance! This is a big step for your future, so it’s wise to discuss your needs and wishes ahead of time, to make the process that much smoother once you begin. The process should be fun and memorable! The sooner you work out kinks, the better.

When ready to begin searching for your first Central Coast home as a couple, contact me!

How to Prepare Your Lake Nacimiento Home for a Sale

Lake Nacimiento Real Estate

Lake Naci Home Improvements

Are you ready to sell your Lake Nacimiento home soon? If you are, that means it’s time to start prepping your home for a sale! As your Lake Nacimiento real estate agent, allow me to fill you in with tips on how to do this. The more you get done before listing, the faster a home sale may take place.

As a Central Coast home seller, there are plenty of ways you can clean, stage and prepare your home for listing photos, showings and open houses. The key is the make your Lake Nacimiento home look like a place that a buyer will want to live. This means taking away some of your own personal knickknacks, dirt and clutter, and allowing a buyer to imagine what he or she could do with the place.

Here are some suggestions for the outside of your Central Coast home:

  • If your front entry could use some help, give your front door a fresh coat of paint, or replace it with a new one! This upgrade yields the highest ROI value.
  • Landscaping can show a buyer that your home is well taken care of. If you have gardens, trees, etc., trim and make them look presentable. If you don’t have landscaping, add some plotted plants or flowers to your front entryway to give it a burst of color.
  • Clean and wash. Be sure to clean and declutter your garage, as this is a space that easily collects clutter over time. Power wash your siding, windows, address numbers, welcome mat, and anything else that looks dirty or dingy. Replace burnt out bulbs outside if there are any.

Here are some suggestions for inside your Lake Nacimiento home:

  • Declutter, organize and clean everything. If this sounds daunting, it can be, so the sooner you get started, the better! Remove anything that you don’t use or need, organize what is left, and scrub down all surfaces, floors, windows, etc.
  • If you could use a few upgrades before selling, a fresh coat of paint always goes a long way and is an affordable option. Replacing the carpet could also improve the look of your home if it is needed.
  • Stage each room so that it has a purpose. If you have a bonus room, stage it as a bedroom. Most buyers prefer to see that a home has more bedroom options than to see that it has a workout room, office, etc.
  • Fix any minor repairs that are needed. Make sure doors don’t squeak, light bulbs all work, windows easily open and close, toilets all flush, sinks and tubs don’t drip, and so on.

For more tips for your Central Coast home’s interior and exterior, check out these lists from KCM Crew, or contact me for help! As your Lake Nacimiento real estate agent, I can answer any home-selling questions you may have, and can guide you through the entire selling process.
