As the weather continues to warm up here on Lake Nacimiento, many are finding their way to the lakes’ shores for boating and other water adventures.  With the upcoming 17th Annual Oak Shores Kids Fishing Derby on Saturday and Memorial Day just around the corner, more and more residents and vacationers will venture out on our beautiful lake.  And, while Lake Nacimiento should be enjoyed to the fullest with swimming, boating, jet skiing and much more; it’s imperative that safety is still the number one priority!

In living and working on Lake Nacimiento for over twenty years, I want to help spread the word concerning water safety.  As a Lake Nacimiento Real Estate agent, I enjoy telling interested buyers all about the perks of living on Lake Nacimiento, but my goal is to provide as much information possible to ensure a well rounded approach to the active lifestyle that’s available.

If you’re planning on being out on Lake Nacimiento; you’ll want to be sure to review these safety tips and share them with friends and family so we can all enjoy a fun and safe summer!

Basic Safety

• Always wear sunscreen!
• Make sure everyone in your boat can swim, and if not, that floating devices are used and there is someone watching that person at all times.
• Never swim alone! Even the most experienced swimmers can experience fatigue, or an injury that will make it hard to swim
• Always watch children who are anywhere near water! The most accidents happen when children are wading in shallow water, so always make sure they’re supervised!
• Be sure to swim only in designated swimming areas.
• Look before you leap! Never dive into water unless you know that it’s deep enough to do so. Always keep your hands above your head when diving to ensure safety.
• Never mix swimming or boating with alcohol.

Water Skiing
To make your water skiing fun, safe, sensible and successful, practice these safe driving tips:

• Check steering and throttle controls for proper operation before towing skier.
• On take-offs, never accelerate until a definite signal is given by skier.
• When under way, keep attention ahead. The observer is to watch the skier.
• Never follow other boats. Always look before turning. Avoid shallow water.
• Promote safety by staying away from other boats, swimmers, fishermen and solid objects.
• Return to fallen skier immediately. Slow to idle as you approach skier, moving in on the driver’s side.
• Shut off engine while skier climbs into or out of boat. Discourage skiers from boarding over transom.
• High speed landings cause injuries. When skiing into shore, reduce speed and parallel the landing area at a safe distance.
• Do not tow non-swimmers or weak swimmers unless they wear an approved and appropriate flotation device.

Person Overboard
If someone falls overboard, follow these procedures:

• Toss a life-saving device even if the person can swim. A life ring is the preferred device. It can be thrown farther and is easier to hang on to. However, use whatever device is nearest. Time is essential.
• Slow the boat, keeping the person in view. Other persons onboard should act as look outs. At night, direct the best possible lights on the victim.
• Try to approach the person from downwind or into the waves. Always use common sense and good judgment. Consider existing condition and ability of the victim and what other help is available. If someone aboard is capable, have the person put on a life-saving device with a line attached to the boat and enter the water to assist the person.
• Always stop the motor when someone is going over the side, or coming aboard.
• Assist the person in boarding the boat. It is difficult to climb into a boat from the water. The person may be hurt or cold and may require help.

Passengers 

• Wearing a Personal Flotation Devices (PFD) is your only guarantee against drowning.
• Do not overload the boat.
• Avoid horseplay.
• Have PDF’s readily available for everyone.
• In small boats, remain seated.
• Trim boat by placing passengers and gear in balance.

Before Leaving…

• Tell someone where you are going and when you expect to return.
• Check weather forecasts.
• Ventilate bilges before starting engine.
• Be sure your boat is basically equipped.

While Underway…

• Know and obey the rules of the road.
• Post a lookout for bathers, fishermen, swimmers, debris.
• Reduce speed in harbors and in confined areas. Avoid excessive speed.
• Make no sharp turns at high speed.
• Watch your wake! You could be responsible for injury or damage caused by it.
• In rough water, stay low in the boat and cross waves at a slight angle.
• Keep red-buoys on your right when traveling upstream.
• Tying up to buoys or anchoring in channels is forbidden.
• Carry sufficient tools for minor repairs.

Fueling Tips

• Stop smoking and extinguish all fires.
• Close all vents, doors, hatches.
• Ground the nozzle to tank opening.
• Portable tanks should be filled outside of boat.
• Ventilate engine compartment before starting.

Always Have the Following Items in Your Boat:

• Personal flotation device
• Paddle
• Towline
• Emergency radio
• Bailing device
• Whistle or horn
• Fire extinguisher
• First aid kit
• Flares

Saturday, May 12 from 6:50am to Noon

- Pre-registration will take place on Friday evening, from 6 to 8pm and Saturday morning from 6 to 6:45am.  An entry fee of $2 will cover the entrants lunch on Saturday.  The pre-fishing meeting will take place on Saturday from 6:50-7am and then it’s off to the lake for fishing!  All kids are required to wear life vests on the boat and must have an adult present.  Any adult riding in the boat must also wear a life vest when the boat’s motor is running.

At noon there will be a weigh in for fish caught and prizes will be awarded!  The children will be divided into two categories: Jr. 3-11 years old and Sr. 12-17 years old.  There will also be a chance to win prizes such as rods, reel and tackle with the raffle!  Raffle tickets are 1 for $1 or 6 for $5.  For more information, please call the Oak Shores Community Association office at 805.472.2233.

You won’t want to miss out on this fun, yearly event!  It gives children the opportunity to learn more about fishing and boating safety as well as get them comfortable with being out on beautiful Lake Nacimiento!

As many of you may know, Earth Day is just around the corner and with the beautiful surroundings on Lake Nacimiento; we enjoy celebrating our eco-friendly environment.  Of course you can celebrate on April 22 by taking a nature hike around Lake Nacimiento, or spending time boating or fishing out on its serene waters.  You can even take in the breathtaking views from your Oak Shores or Heritage Ranch home.  But, what would a Central California celebration be without a little local wine to enhance the mood!

The 6th annual Earth Day Food & Wine Festival will be taking place next weekend- Friday, April 20 through Sunday, April 22- and will be highlighting the best of the Central Coast!  The main event will take place on Saturday with a Food & Wine Tasting at Pomar Junction Vineyard & Winery.  Over 200 food and wine purveyors will showcase sustainably produced foods and perfect wine pairings.  You’ll be sure to get a taste of the most amazing flavors of the area!  Dancing, live music and much more will top off this celebratory weekend; making this a festival you won’t want to miss!  Check out more information on the Earth Day Food & Wine Festival website. http://www.earthdayfoodandwine.com/

If you aren’t able to get out to the festival, there are other ways you can enjoy Earth Day and even promote a healthy, eco-friendly environment in your own Lake Nacimiento home.  Take a look at these simple ways to go green!

1. Close your windows- It may seem counterintuitive, but opening the windows will often make your Lake Nacimiento home warmer, not cooler. Open your windows at night if the air outside is cooler than inside, and close them (along with blinds and shades) before the sun hits your house in the morning. When night falls, open windows wide, particularly those oriented toward prevailing winds so you can take advantage of cross ventilation. You may also put houseplants in front of sunny windows to absorb some of the sun’s energy.

2. Use fans strategically- Using ceiling fans or stand alone fans can create a nice breeze in a room and help keep you cool.  If you’re using ceiling fans, make sure it’s running in the right direction, so that in the summer the breeze is blowing down, not up.  Remember to turn fans off when you leave a room since they are made to keep people cool, and are not made to cool an entire room. If you’re buying a new fan, buy an Energy Star fan which will use 50% less energy than other models!

3. Cook (or don’t cook) a cool meal- Just as drinking an ice cold lemonade cools your body, eating cold food helps keep your internal temperature lower on a hot day.  If you do cook, use the grill or the microwave, or else you’ll heat up your kitchen from using the oven and stove. And remember, kitchen appliances aren’t the only devices that give off heat; limiting your use of electronics will help keep your spaces cooler.

4. Shut off the lights- While modern lightning, like compact fluorescents and LEDs, are more efficient, incandescent light bulbs can produce as much heat as they do light. Energy Star-rated light bulbs produce 75% less heat, so consider that when replacing bulbs. It’s always a good idea to shut off lights to save energy, it makes a big difference on hot sunny summer days.

5. Plant a tree (or two or three) strategically- Your Lake Nacimiento home may get hot because the sun beats down on it relentlessly on hot summer days. Let nature help reduce your energy bills by planting deciduous trees on the east and west sides of your home; in the summer, their broad leaves will shade your house.  Also consider planting trees or shrubs to shade high-heat areas – air conditioning units that emit heat, for instance, and driveways and walkways that absorb it.

Relocating to Lake Nacimiento can be an exciting time, especially if you’re retiring on this beautiful lake.  You’ve probably researched the area, the homes that are available in Oak Shores and Heritage Ranch and are ready to spend long days relaxing on your deck with lake views, hiking through nature and getting to know the Lake Nacimiento community.

Retiring can be something to look forward to, but you may be leery of beginning a new mortgage.  Oftentimes those looking to retire have their current home paid off, and feel great to have reached that accomplishment.  As a Lake Nacimiento Real Estate agent, I’ve talked with clients who desire to make the move, but who don’t want to have the burden of monthly payments beginning all over again.

But there’s good news!  I’ve listed below three practical ways you can begin your retirement journey mortgage free.  While it may take some extra work, knowing that you can retire without the financial concern will be well worth it!  Take a look at these tips as you consider your road to retirement.

1. Make Extra Mortgage Payments- It may seem insignificant to tack on an extra $100 a month, but over time it can amount to major savings!  Let’s say you have a $200,000 mortgage at an interest rate of 6% on a 30 year mortgage.  Without taxes and insurance, that will amount to around $1,200 a month, which means you’ll be paying a little over $231,000 in interest.  But, paying an extra $100 a month can save almost $50,000 in interest and you can be done with the loan five and a half years early!

2. Refinance Your Mortgage- If you currently live on Lake Nacimiento, refinancing your home could be one of the best ways to cut costs each month or switch to a shorter term loan.  Many people are considering refinancing due to the historically low interest rates we’ve seen over the past few years, which is great if your goal is to reduce monthly payments.

However, refinancing can also mean switching out your current 30-year mortgage to a 15-year loan.  While you will be paying a little more each month, you’ll find yourself mortgage free much sooner!

3. Downsize Your in Your Lake Nacimiento Home- We all love to have our own space and a home that allows for hosting gatherings and guests.  But, do you need the same amount of space as you did earlier in life?  While you do want to account for friends and family that will want to come visit you in your Lake Nacimiento home; you won’t need a lot of extra space such as a formal dining room or a formal living room.  Downsizing can allow you to find a less expensive home and, if you are selling your current home to relocate to Lake Nacimiento, you could potentially make an all cash offer!

As you can see, these are three great ways to help move you to a mortgage free retirement.  If you have a few years until you retire, buying your Lake Nacimiento home now will give you that opportunity to begin paying it down.  You’ll find that working towards this goal can make retirement that much sweeter!

Famous for elegance, the Robert Hall Winery offers a New Year’s Eve masquerade ball.  The Imperial ticket begins the fun at 7:00 p.m., including a cocktail hour, gourmet dinner, wine, music and dancing. Imperial ticket prices are $150 per person.  The Majestic ticket is $50 per person, which skips the cocktail hour and dinner, but gives you everything else. Advance reservations recommended.

Saturday, December 3 at 7pm

- Bundle up and grab a few warm blankets and chairs and settle in along Main Street in Paso Robles to watch the 50th Annual Christmas Light Parade!  The parade will highlight beautifully decorated floats from local businesses, with the highlight being Santa himself who’s joining in the parade!  The theme this year is “Celebrate the Season” and that’s what you’ll enjoy doing with family and friends at this highlighted holiday festivity!  More information is available on the Downtown Paso Robles website.

With Thanksgiving just around the corner, many of us are thinking about the festivities of the holiday season!  Whether you live in Oak Shores or Heritage Ranch on Lake Nacimiento, gathering with friends, family and neighbors this Thursday will help get the holidays in full swing.  As a Lake Nacimiento Real Estate agent, it’s fun to watch homes on Lake Nacimiento get decked out for the upcoming holiday parties, gatherings and events around our beautiful lake.

If you’re hosting a holiday party this year, you may be thinking of ways to get in the season’s spirit of giving back and creating a welcoming environment for your guests.  A great way to do this is to give back to the environment and host an eco-friendly holiday party!  You’ll feel great about your environmentally conscious approach to the holidays and it’s something your guests can take with them long after the party is over.

Here are nine great tips for hosting an eco-friendly holiday party:

1. Switch to Convection- Now, I don’t expect that you’ll run out and buy a new oven before your holiday party, but this is something to consider for the very near future!  Switch from a conventional oven to a convection oven.  The difference?  A convection oven continually circulates heated air, which means food cooks more quickly and reduces energy usage by 20%!  Imagine being able to prepare food faster and save on energy- all from one appliance!

2. Cloth Napkins- These “things of the past” are making a comeback!  The average American will use around 2,200 paper napkins per year- which are never recycled!  Using cloth napkins will cut down drastically on waste and will make any event feel more special.

3. Buy Local- Shopping locally from farmers and other various growers for ingredients for your holiday party (or any time!) is a great way to cut down on our carbon footprint as well as help support sustainable growing in the Lake Nacimiento surrounding communities.

4. Reusable Towels- When cleaning up after your holiday party; be sure to use reusable towels instead of paper towels.  Microfiber towels will hold on to dust, dirt and food particles since the fibers act like a magnet.  After cleanup, throw them in the wash and you’ll be able to reuse them over and over!

5. Nix the Microwave- As much as possible, reheat or cook items in the oven or on the stove.  Certain plastics can produce harmful fumes when put in the microwave and, while not overtly harmful, microwaves do leak radiation.  It’s just better for your health and for the environment to use other options as often as you can!

6. Glass Containers- Storing leftovers or dried foods in glass containers with lids are much safer than the plastic alternative.  When heated, certain plastics can break down and put chemicals into your food.  Learn more about harmful and safe plastics.

7. Chill Out- Be sure to put a pitcher of water in your fridge at least an hour before your party to ensure it’s completely chilled.  Those that prefer water won’t have to stand at your sink and let the water run until it gets cold.  The average kitchen faucet flows at a gallon per minute!  Thinking ahead can help to chill water before will reduce the waste that a running faucet will produce!

8. No-Cook Dishes- Save energy and give your oven a rest by preparing dishes that don’t have to be cooked. Think: salads, fruit dishes, veggie dips, yogurts and much more!  You’ll find yourself being more creative and spending less time in the kitchen!

9. Fill the Dishwasher- To avoid wasting water and energy, be sure to have a full load each time you use your dishwasher.  Surprisingly, new energy efficient dishwasher can be more eco-friendly than washing dishes by hand!  Be sure to air dry and skip the pre-rinse cycle as most newer models are effective enough to get your dishes clean without the added step!
