The “foreclosure wave” many predicted at the end of last year is beginning to look more like a drought, as foreclosure sales dropped significantly in February. Although sales to 3rd Parties, typically investors, were down month-over-month, as a percentage of all sales 3rd Parties purchased a record 37.6 percent of foreclosures, up from 20.3 percent a year earlier, and just 2.2 percent in February 2008.

Further eliminating any possibility of a foreclosure wave for months to come, was a substantial drop in new foreclosure filings in California. Unlike years past, February’s drop in sales was not due to the short month. Thanks to the Leap Year, California had only one less business day than usual in February (because of the Abraham Lincoln’s birthday observation).

Sierra Vista Regional Medical Center was recently designated as San Luis Obispo County’s trauma center.  As of March 1, all traumatic injury patients will be taken here, no matter where in the county the accident happens!

OAK SHORES 35th ANNUAL FIREFIGHTERS APPRECIATION DINNER REVIEW

We held our 35th Annual Firefighters Ball and it again was a huge success.  Cora from Oak Hill Market and her catering staff fed 101 people.  Music was provided by Dave Rea.  The dinner and music was enjoyed by all.  The auction was so much fun as we had a professional auctioneer Wes Handy.  When everything is collected, we will be collecting $5,207 to benefit the volunteers and help pay for thing they need, as well as help pay for future volunteers.  High bidder for the fire helmet with pin went to Sheryl Qualls for $1,200.00.  Thank you Sheryl!  Thank you to all that took time to attend or bid on any item or who made a donation in any way.  We are still taking donations for the Fire department.  Please send them to Janice Gillenwater at 8030 Ready Road, Lake Nacimiento, CA 93426.

Our current Volunteer Firefighters are Marcus Dunlap, Tim Bean, and Larry Munro.  Gosha Landeros will be starting drills and classes soon to train more people to join the volunteers.  If you have any desire to help our community, please call our office to find out more details.  Our community needs more volunteers.

As a Lake Nacimiento Real Estate agent, I’m constantly aware of what’s going on in the Lake NacimientoReal Estate market as well as the national housing market.  Because of the economic downturn over the past few years, I saw homeowners struggle through job loss and other financial hardship and knew that I wanted to take action to help them deal with the toll it took owning a Lake Nacimiento home.

To help those facing foreclosure and those dealing with an underwater home (owing more money than the home is worth), I earned a designation as a Certified Distressed Property Expert, and have been able to guide clients to take the best course of action with their Oak Shores or Heritage Ranch home.

Recently, a $25 billion foreclosure settlement was announced in which the federal government and five of the largest mortgage lenders and services will team up to reduce the principle balance on many loans, as well as refinancing loans for many with underwater homes.  The 49 states that are participating (Oklahoma opting out) will receive funds to help consumers and to create new processes to better protect borrowers.

So, what does this mean for you?  If your loan is through Ally Financial (formerly GMAC), Citi, Bank of America, JPMorgan Chase or Wells Fargo, you could be eligible for help from the settlement.  Below are a few of the factors that may qualify you for assistance.

- You’re underwater on your mortgage and delinquent on the payments.

- You’re current on your mortgage payments but have a high-interest loan.

- You lost your home to foreclosure between January 1, 2008, and December 31, 2011.

- You took an FHA mortgage from Countrywide.

- You’re underwater and you want to sell your home.

- You’re a service member and must sell your home at a loss because of a “permanent change in station” order.

- You’re unemployed.

- You’ve lost your home and need financial help to move.

Real Estate investors started off 2012 with a bang. California saw the most activity, with investors purchasing 3,964 properties for $766.2 million. Note that trustee sale investors must pay in cash, in full, with no title insurance or inspections prior to purchase. This is the fourth largest month on record in California, and the busiest since March of 2011.

Despite what appears to be significant percentage increases in Foreclosure Starts, these increases barely offset the declines seen over the holidays. Compared to January one year ago, Foreclosure Starts are significantly lower now – despite the fact that many banks were still under self-imposed moratoriums due to robo-signing last year.

With tax season just around the corner, money is at the forefront of many people’s minds.  This can be especially true if you’re thinking of buying a home or a vacation home on Lake Nacimiento this year.  You want to plan carefully and know that your finances are in impeccable order before moving ahead with the home buying process.

One of the biggest set backs in buying a Lake Nacimiento home is not being financially prepared and, for those who are looking to move quickly on a home, this can be frustrating.  Before you begin looking at homes on Lake Nacimiento, I would encourage you to take the time needed to get your personal finances organized.  Here are six things you’ll want to do in order to sail smoothly through the home buying process.

1. Check your credit report and fix any errors- Did you know that by law, you have the right to a free annual credit report?  This is something you’ll want to take advantage of as it allows you to review your report and correct any errors or outdated information.  If you do happen to find a mistake, you’ll be able to contact the corresponding credit bureau to discuss the discrepancies.

2. Review your budget- Reviewing your monthly budget is imperative before buying an Oak Shores or Heritage Ranch home.  You’ll want to know exactly how much money you have to work with each month and can cut any unnecessary expenses if needed.  Buying a home, especially a second home, is a large financial decision so allowing yourself to cut down frivolous expenses in order to save more is wise.

3. Review your monthly withholdings- You may find that, by reviewing your monthly withholdings, you’re able to save more money or have more cash on hand.  Before you make any changes to your withholdings however, you will want to talk with your trusted tax advisor so you’re not stuck with owing extra money to the IRS at the end of the year.

4.  Review your financial emergency plan- Having an emergency financial plan is almost essential before buying a home.  Most financial advisors would recommend having at least six months worth of expenses saved in case of emergencies.  Not only will this give you peace of mind, but it can provide a solid financial base that you can continue to build upon.

5. Sign up for paperless statements- Being surrounded by such beautiful scenery on Lake Nacimiento is a constant reminder to be caring for our environment.  While seemingly insignificant, signing up for paperless statements and paying your bills online will add up over time and can save countless trees.

6. Consolidate accounts- While it can be useful to have various accounts open with your bank for savings, an emergency fund, or other financial goal, it can also get tricky to keep track of which part of your paycheck is going where.  If you are finding it difficult to keep juggle these separate accounts; it’s time to consolidate. Of course you’ll want to check with your financial institution prior to ensure there aren’t any fees for canceling an account, but taking this step can keep your finances better organized.
