1. Beat the Crowd- Make it clear to your Lake Nacimiento Real Estate agent that you want to be made aware of new Lake Nacimiento homes as soon as they come on the market. This will help ensure that you are on top of the competition in seeing new homes and being able to make the first offer. You’ll also want to keep your offer deadline as tight as possible so the listing agent has less of a chance to entertain other offers.

2. Do Your Homework- Many people are not able to pay all cash for a home. However, having a letter from your lender stating how much you’re qualified for will give you a boost! You want to know exactly what you’re able to spend before beginning your Lake Nacimiento home search. A few weeks ago we looked at some of the mistakes you’ll want to avoid when selling your home on Lake Nacimiento.  As a Lake Nacimiento Real Estate agent, I’ve also seen many people interested in buying a home in Oak Shores or Heritage Ranch given the current low mortgage rates and ideally priced homes along Lake Nacimiento, so I thought today we could review a few mistakes that you don’t want to make when it comes to buying a home!

Since banks have tightened the reins on who qualifies for a home loan, you want to make sure that your credit and personal finances are in good order before you begin the home buying process, as well as up until the time you close on your home.  Oftentimes buyers feel they can breathe a sigh of relief once they’re approved, but find out that problems arise prior to closing.

In order to avoid any mishaps during the home buying process when it comes to your financing, take a look at these four tips!

1. Avoid any major purchases before closing your mortgage loan- Just because you have your mortgage approved and lined up doesn’t mean the deal is done.  Banks are not afraid to pull out of the deal if they see the homebuyer makes a significant purchase such as a car or another major buy.  They see this as a sign of further debt for the homebuyer and are nervous about the potential risks if the buyer can’t come up with the money. To be safe, avoid any major purchases until after your signed the contract on your Lake Nacimiento home.  This goes for cash purchases as well since banks will look at your cash reserve before you get approved for a loan.

2. Don’t make any big career changes- While this may the reason you’re searching for a new home on Lake Nacimiento, it’s better to avoid any career changes during the home buying process.  Banks want to know that your financials are stable.  If there is a career change pending, try to delay it until after you’ve bought the home.  Or, delay the home purchase if at all possible until you can show that your new job is given you the financial resources to pay on your new home.

3. Prepare for a last-minute credit check- This may come as a surprise to some, but with Fannie Mae’s loan quality initiative that came out in June of this year, lenders are likely to do a second credit check right before you close. Make sure that you keep up with your credit card payments and avoid applying for a new credit card during the home buying process as they may see this as a sign of desperation and can call for another credit score check, which could hurt your credit score.

4. Watch out for closing-cost surprises- Avoid putting all of your money into the down payment as you’ll need cash for closing costs. Don’t be caught off guard!  At times, closing costs can be as much as 3% of the home price, so be sure to keep this in mind and set enough aside.

Mistake #1: Pricing your Home Incorrectly-  Overpricing a short sale in a buyers market will result in your Lake Nacimiento home sitting on the market for a long time.  Pricing a short sale is not just about appealing to buyers, but also to the short sale bank, the buyers agent and the buyers lender.  A well priced short sale will sell quickly.

Mistake #2: Hiring an Inexperienced Listing Agent-  You’ll want to choose a Lake Nacimiento Real Estate agent who has experience in dealing with short sales.  As a Certified Distressed Property Expert, I can give you a clear understanding of what to expect and help you throughout the entire process.

Mistake #6: Poor Property Condition- Even though you won’t be making any money on your home, making sure your home is in good condition is still vital in getting your home sold.  Sometime sellers can take on an attitude of not caring, but in order to get out from under the financial burden of your home; you’ll need to keep your home well maintained and make sure it’s attractive to buyers.

Mistake #7: Uncooperative Sellers- As a seller of a short sale, you’ll need to be ready to do more paperwork than usual.  Of course, no one loves to go through tons of paperwork, but being willing to work with your Lake Nacimiento Real Estate agent and comply with the steps that need to be taken will help get your home sold quickly.

While it’s important to have fun on days spent out on the lake, it’s also imperative to use safety precautions. Please take a minute to look at this helpful checklist to ensure you have a fun and safe time out on Lake Nacimiento.

Basic Safety

• Always wear sunscreen!
• Make sure everyone in your boat can swim, and if not, that floating devices are used and there is someone watching that person at all times.
• Never swim alone! Even the most experienced swimmers can experience fatigue, or an injury that will make it hard to swim
• Always watch children who are anywhere near water! The most accidents happen when children are wading in shallow water, so always make sure they’re supervised!
• Be sure to swim only in designated swimming areas.
• Look before you leap! Never dive into water unless you know that it’s deep enough to do so. Always keep your hands above your head when diving to ensure safety.
• Never mix swimming or boating with alcohol.

Water Skiing
To make your water skiing fun, safe, sensible and successful, practice these safe driving tips:

• Check steering and throttle controls for proper operation before towing skier.
• On take-offs, never accelerate until a definite signal is given by skier.
• When under way, keep attention ahead. The observer is to watch the skier.
• Never follow other boats. Always look before turning. Avoid shallow water.
• Promote safety by staying away from other boats, swimmers, fishermen and solid objects.
• Return to fallen skier immediately. Slow to idle as you approach skier, moving in on the driver’s side.
• Shut off engine while skier climbs into or out of boat. Discourage skiers from boarding over transom.
• High speed landings cause injuries. When skiing into shore, reduce speed and parallel the landing area at a safe distance.
• Do not tow non-swimmers or weak swimmers unless they wear an approved and appropriate flotation device.

Person Overboard
If someone falls overboard, follow these procedures:

• Toss a life-saving device even if the person can swim. A life ring is the preferred device. It can be thrown farther and is easier to hang on to. However, use whatever device is nearest. Time is essential.
• Slow the boat, keeping the person in view. Other persons onboard should act as look outs. At night, direct the best possible lights on the victim.
• Try to approach the person from downwind or into the waves. Always use common sense and good judgment. Consider existing condition and ability of the victim and what other help is available. If someone aboard is capable, have the person put on a life-saving device with a line attached to the boat and enter the water to assist the person.
• Always stop the motor when someone is going over the side, or coming aboard.
• Assist the person in boarding the boat. It is difficult to climb into a boat from the water. The person may be hurt or cold and may require help.

Passengers

• Wearing a Personal Flotation Devices (PFD) is your only guarantee against drowning.
• Do not overload the boat.
• Avoid horseplay.
• Have PDF’s readily available for everyone.
• In small boats, remain seated.
• Trim boat by placing passengers and gear in balance.

Before Leaving…

• Tell someone where you are going and when you expect to return.
• Check weather forecasts.
• Ventilate bilges before starting engine.
• Be sure your boat is basically equipped.

While Underway…

• Know and obey the rules of the road.
• Post a lookout for bathers, fishermen, swimmers, debris.
• Reduce speed in harbors and in confined areas. Avoid excessive speed.
• Make no sharp turns at high speed.
• Watch your wake! You could be responsible for injury or damage caused by it.
• In rough water, stay low in the boat and cross waves at a slight angle.
• Keep red-buoys on your right when traveling upstream.
• Tying up to buoys or anchoring in channels is forbidden.
• Carry sufficient tools for minor repairs.

Fueling Tips

• Stop smoking and extinguish all fires.
• Close all vents, doors, hatches.
• Ground the nozzle to tank opening.
• Portable tanks should be filled outside of boat.
• Ventilate engine compartment before starting.

Always Have the Following Items in Your Boat:

• Personal flotation device
• Paddle
• Towline
• Emergency radio
• Bailing device
• Whistle or horn
• Fire extinguisher
• First aid kit
• Flares

As a Lake Nacimiento Real Estate agent, I know the ins and outs of buying and selling a home on Lake Nacimiento and can help you navigate through each step of the process.  Below are eight simple steps that will have you well on your way to successfully buying your Lake Nacimiento home!

Step 1: Set Up Your Financing- Getting pre-approved for a loan is imperative in today’s Lake Nacimiento Real Estate market. Make sure you’ve spoken with a lender on how much you can afford and the type of financing you can get.  Having a pre-approval letter will show sellers that you’re serious about buying and it can help move the process along quickly.

Step 2: Examine the House Carefully- Even though the Oak Shores or Heritage Ranch home you’re interested in may seem in excellent condition, you’ll want to examine the house very carefully.  Getting a home inspection will put to rest any questions you may have about the condition of the home and will let you know of any repairs that need to be made that can be included in your final offer.  Do not accept the home’s condition from its appearance alone.  You could find yourself facing major repairs once you move in.

Step 3: Set a Limit for Yourself- It can be easy to get swept up in a bidding war if the home you have your eye on is being viewed by a few other buyers. It’s important to set a limit for yourself and be willing to walk away once that limit has been met.  There are many great homes on the Lake Nacimiento Real Estate market that buying outside of your means is not necessary to get a great home.

Step 4: Decide on an Offer Price- Your Lake Nacimiento Real Estate agent can help you determine your offer price as they’ll present you with the comparable homes currently on the market.  By viewing these similar homes and with the advice from your real estate agent, you can set a realistic offer.  It’s typical to offer 5-10% lower than the home is currently listed on the market, rather than making an extremely low offer that the seller will immediately reject.  A lower offer will show that you’re interested and will give them room to counteroffer.

Step 5: Decide on Earnest Money- Earnest money is cash that you can include with your offer to show that you’re serious.  The earnest money can vary depending on what you can afford and this amount will be subtracted from the amount you borrow from the lender.  Typically the earnest money is about 1% of the purchase price.

Step 6: Consider Your Contingencies- Things such as closing costs, inspection, the appraisal, or any repairs are just a few of the contingencies that can be worked into your offer.  Your Lake Nacimiento Real Estate agent can help you build these into your offer, that will allow you to walk away or renegotiate with the seller if they are not met.

Step 7: Make it Move-In Ready- If you’re a first time home buyer, you may not have everything you need to furnish an entire home.  Asking for certain things from the seller such as furniture or appliances can be apart of the offer and can help your home be more move-in ready.

Step 8: Take Attention Away From Price- Most sellers do not want to see an offer that’s below the asking price, but you can make your offer more pleasing by adding in a few things such as an all-cash transaction or a quick close, that will sweeten the deal for the seller.

A recent report from Money.CNN.com, notes that home affordability has drastically improved since the housing market boom.  While renting seemed to be the better option the past few years, we’re seeing a shift in renting prices that’s causing an increase in home sales.  According to the government’s Consumer Price Index, renting is now more expensive than buying a home in many areas around the country.

National Association of Realtors chief economist, Lawrence Yun, predicted that this year we’ll see the highest affordability condition in 40 years!  This news, however, is not meant to encourage buyers to wait for prices to drop even lower, because there’s no guarantee that will take place.  In fact, as home prices stabilize and our economy continues to get back on its feet; home prices will only increase from here.

You’ve probably seen headlines that note the decrease in activity for home builders, but this news has a silver lining as the supply and demand of homes is finding a balance.  While many choose to build a new home on Lake Nacimiento, there are many great homes currently available on the Lake Nacimiento Real Estate market at very affordable prices.  Buying a home that is on the market helps to keep the supply and demand in check and will help the housing market on its way to recovery.
