Summer on Lake Nacimiento is a lively time of year with endless outdoor activities and opportunities to get involved inthe Oak Shores or Heritage Ranch communities.  Whether you enjoy boating, hiking, skiing, lounging on your boat or taking in the stunning lake views from your lakefront home; summer is all about enjoying Lake Nacimiento’s natural setting.

If you’re one who enjoys a long day outdoors soaking in the sun and water; you may want to take a break from the heat and come home to a cool air conditioned home on Lake Nacimiento.  And, while the cool may be refreshing, running your air conditioner all summer is not ideal for your utility bill, or the environment.

So, how can you keep cool while still being environmentally conscious in your Oak Shores or Heritage Ranch home?  Below are 6 ways to beat the heat this summer as pointed out by thedailygreen.com.  By following these six simple tips, you’ll notice a significant savings in your energy bill and will help keep Lake Nacimiento an eco-friendly environment.

1. Close your windows- It may seem counterintuitive, but opening the windows will often make your Lake Nacimiento home warmer, not cooler. Open your windows at night if the air outside is cooler than inside, and close them – along with blinds and shades – before the sun hits your house in the morning. When night falls, open windows wide, particularly those oriented toward prevailing winds so you can take advantage of cross ventilation. You may also put houseplants – particularly larger potted trees – in front of sunny windows to absorb some of the sun’s energy.


2. Use fans strategically- Using ceiling fans or stand alone fans can create a nice breeze in a room and help keep you cool.  If you’re using ceiling fans, make sure it’s running in the right direction, so that in the summer the breeze is blowing down, not up.  Remember to turn fans off when you leave a room since they are made to keep people cool, and are not made to cool an entire room. If you’re buying a new fan, buy an Energy Star fan which will use 50% less energy than other models!

3. Cook (or don’t) a cool meal- Just as drinking an ice cold lemonade cools your body, eating cold food helps keep your internal temperature lower on a hot day. One great option: Watermelon and Cherry Salad with Fresh Mint Syrup.  If you do cook, use the grill or the microwave, or else you’ll heat up your kitchen from using the oven and stove. And remember, kitchen appliances aren’t the only devices that give off heat; limiting your use of electronics will help keep your spaces cooler.


4. Shut off the lights- While modern lightning, like compact fluorescents and LEDs, are more efficient, incandescent light bulbs can produce as much heat as they do light. Energy Star-rated light bulbs produce 75% less heat, so consider that when replacing bulbs. It’s always a good idea to shut off lights to save energy, it makes a big difference on hot sunny summer days.

5. Go for a swim or take a cold shower- It may sound obvious, but it’s worth saying: If you’re hot, cool it off by immersing yourself in cold water. Jumping in Lake Nacimiento is always refreshing as it will immediately cool down your core body temperature.  If you’re back home after a day on the lake and still can’t seem to cool down, a cold rinse off in the shower should do the trick!

6. Plant a tree (or two or three) strategically- Your Oak Shores or Heritage Ranch house may get hot because the sun beats down on it relentless on hot summer days. Let nature help reduce your energy bills by planting deciduous trees on the east and west sides of your home; in the summer, their broad leaves will shade your house.  Also consider planting trees or shrubs to shade high-heat areas – air conditioning units that emit heat, for instance, and driveways and walkways that absorb it.

One of the reasons many flock to Lake Nacimiento each year is for the great fishing.  If you’re a fishing enthusiast and haven’t ventured to Lake Nacimiento; you should!  You’ll find this large lake has brought about some of the greatest fishing tales and continues to be a fishing hot spot!

In fact, Lake Nacimiento is home to a summer series of night Bass tournaments!  Alternating with Lake San Antonio, these night tournaments will be taking place all summer and is a great opportunity for experienced fisherman to enjoy time out on the lake.  The next tournament takes place Friday, June 17 at San Antonio Lake and will be back at Lake Nacimiento on July 15 and September 9.

Heritage Ranch resident, Dave Rymal, has been actively involved in this great tournament.  This past Tuesday, Dave caught and released between 40 and 50 bluegill from where his pontoon was docked and noted that, “The white bass bite was hot on Tuesday.”  Martin Rowley, also a resident of Heritage Ranch, has had success in the tournament and caught white bass and a few spots trolling chartreuse Roostertails.

Lake Nacimiento is the only lake in California that’s stocked with white bass!  You can catch white bass any time of the year, but spring and fall seem to be the best time for catching this type of fish.  The best place to look for white bass on Lake Nacimiento is in the main channel of the lake between Lake Nacimiento Marina and Bee Rock, Los Tablas, Oak Shores and the narrows.  Lake Nacimiento is also stocked with largemouth and smallmouth bass, crappie, bluegill and catfish.  It’s a fisherman’s paradise!

If you are searching for an internet provider for Lake Nacimiento that is flexible and cost efficient, we have a great recommendation.  While many of you have used Norcast in the past, they are at full capacity and are no longer issuing T1 lines.  The best option is Ranch Wifi.  Their prices range from $45/month for 1 MB to $95/month for 5 MB.  Ranch Wifi is very flexible for those of you only using your Lake Nacimeinto home for a few months out of the year.  They are willing to turn off your internet for any months you’re away, so you aren’t charged!  With their location in nearby Morro Bay, they offer excellent customer service as well.  Below is their contact information.

Buying a home on Lake Nacimiento has proven to be a savvy financial investment for many who enjoy living or vacationing in the communities of Oak Shores or Heritage Ranch.  This spring season has had the Lake Nacimiento Real Estate market buzzing with activity!  New homes are finding their way onto the market each week and buyers have been actively searching for their dream home on Lake Nacimiento just in time for the summer season.

Yet, there are those who are still somewhat leery of jumping into the Lake Nacimiento Real Estate.  They fear that, although prices are low now, that they’ll continue to drop and they’ll end up losing money in the long run.  They feel that renting a Lake Nacimiento home is the better option.

However, there are a few substantial reasons as to why buying a Lake Nacimiento home is proving to be the smarter financial decision.  Take a look at these top four reasons for buying, instead of renting, a home on Lake Nacimiento.

Rent is Rising- Due to the foreclosure crisis, many homeowners are being forced to rent, which is causing rental prices to rise.  Homeowners who have lost their homes and those who live in a foreclosure ridden area feel the need to rent instead of buy.  The lending restrictions for buying a home are also causing many to turn to renting.  In turn, the renting market is seeing this surge or those who want to rent and are raising their prices.

Because of the rising rent and lower home prices, it seems only reasonable to buy a home instead of renting.  However, a long term plan is necessary to reduce the risk of buying, especially in a heavy foreclosure area.

2. Mortgage Rates are Rising- We all are aware that interest rates have been historically low for the past few years, and with homes prices reflecting affordability for many, it has been a great time for home buyers.  While home prices will most likely not be going up anytime soon, mortgage rates are on the rise.

Real Estate writer Tara- Nicholle Nelson notes that, “Rates have been on a rollercoaster over the past few months, and with inflation and Fed rates set to spike later this year, today’s low interest rates might be as good as they’re going to get for a long time to come.  And I mean a very long time – in the next few years, governmental intervention in the mortgage markets is likely to wind down, and that means higher mortgage interest rates are not only inevitable, they’ll probably be here for a long, long time.”  Bottom line?  Now would be a great time to cash in on the low interest rates!

3. Your Future Seems Stable- Because buying a home is such a huge financial and life decision, you don’t want to simply look at the market for your “go ahead” to buy a home.  If you see that your financials and job is secure, as much as you can foresee, that’s when you’ll want to consider buying a home.  Many lenders are requiring that you’ve been in your current job for at least two years, and you’ll want to consider your long term plans.  Before buying ask yourself if you can realistically see yourself in that home for the next 7-10 years as anything less may be a gamble with your return on investment.

4. Predict the Home You’ll Need Long Term- Again, the key in buying a home is thinking far into the future.  Gone are the days of buying a home for a few years then selling because you’ve “grown out of it” or simply want to “buy up.”  You’ll want to predict the Lake Nacimiento home that you’ll want to be in for the next 5-10 years.  This will help ensure you’re happy with your Lake Nacimiento home purchase for years to come!

Lake Nacimiento’s vibrant community is one of the many things that draw buyers to purchase a home in the Oak Shores or Heritage Ranch communities.  However, a number of people who buy a Lake Nacimiento home are not permanent residents and enjoy vacationing on our beautiful lake whenever they get a chance!  They look forward to getting away for a weekend or even weeks at a time during the summer.  Vacationers know that when they come away to Lake Nacimiento, a fun and relaxing time awaits and the built in community offers many things to do year round!

If you’ve been thinking about buying a vacation home on Lake Nacimiento; now is a great time to do so!  Current pricing is reminiscent of market prices from 10-15 years ago. This reduction in vacation home prices has opened the opportunity for more people to enter the market of owning a second home.

However, it’s important to note that because of this year’s tightening of the reigns of qualifying for a mortgage loan, you will probably need to put down more money up front.  The average down payment for vacation homes is 30%, and nearly 40% of vacation home sales were done in cash to get around the strict loan guidelines.  The great news is that because of the lower market prices for vacation homes, it’s easier to have a larger downpayment.

There are five additional things that Money.CNN.com recently noted are key to know before buying a vacation home and why now is an ideal time to buy a vacation home on Lake Nacimiento.

1.  Now is a good time to pounce- In many second-home hot spots, prices are still close to their ten-year lows. Most economists believe the biggest declines are behind us, so buying now before prices begin to rise will prove to be a smart decision.

2.  A home is a better deal if it’s rentable- You may think you’ll keep the retreat all to yourself, but it’s still smart to shop as if you’re going to rent the place out. That’s because a home’s rental potential can affect its resale value.  Before you bid on a house, make sure the homeowners association or township allows short-term rentals (many do not).  Your Lake Nacimiento Real Estate agent can give you the details of the Oak Shores Community Association and Heritage Ranch Homeowners Association!

3.  Don’t count on rental income to pay your bills- The typical property rents out just 17 weeks a year, says Christine Karpinski of vacation-rental site HomeAway.com. However, for Lake Nacimiento rentals there are many factors determining how many weeks’ homes are rented. The average time is 6-8 weeks a year. Plus, you’ll need to pay for cleaning, maintenance, insurance, and maybe management fees (at least 15% of income). If you decide to rent your home out you will need to consider any income a bonus and not count on it to pay the bills.

4.  Your loan rate depends on how you use the house- Lenders have raised standards across the board, but they’re giving extra scrutiny to vacation homes. Use the property primarily as a second home and you’ll pay about the same mortgage rate as you would on a primary residence, says HSH Associates vice president Keith Gumbinger. If you need rental income to qualify for the loan, however, the house is treated as investment property — so you’ll have to fork over as much as 25% for the down payment and pay up to one percentage point more in interest.

5. Tax benefits can be sweet- Rent the house out for two weeks or less and you won’t have to report a cent of income to the IRS — and you can still deduct property taxes and mortgage interest.  Stay there for less than two weeks or 10% of rental days, whichever is greater, and you can deduct operating costs — everything from cleaning fees and maintenance to linens and repairs — in addition to interest and property tax. Use and rent a lot? You’ll have to allocate the write-offs between personal and rental use, which gets tricky, says Rick Shapiro, a CPA in West Hartford, Conn. So talk to your tax guy before you buy.

Each year people look to Lake Nacimiento when considering buying a vacation home, and for good reason!  Vacationing on Lake Nacimiento is an ideal choice whether you spend the entire summer soaking up the scenic views and endless fun, or you enjoy taking weekend getaways to find ultimate relaxation.  As a Lake Nacimiento Real Estate agent; I’ve seen a variety of reasons why people choose to settle into the Oak Shores or Heritage Ranch communities on Lake Nacimiento.

Although we find our nation still in the recovery process from the hardships over the past few years; there are those who consider buying a second home as a way of investing.  There’s no doubt that buying a vacation home on Lake Nacimiento will prove to be a lucrative financial decision; especially if you are planning to purchase with the hopes of holding onto the home for years to come.  There are, however, ten things to consider before jumping into buying a second home.

1. Resist the urge to impulse buy
- You may have visited friends or family who own a home on Lake Nacimiento, or you happened upon it for a weekend getaway.  While I completely understand that it’s easy to fall in love with life on Lake Nacimiento instantly; you don’t want to come back from your vacation with keys to a new home!  If you have been considering buying a vacation home; be sure to do thorough research before buying.  Buying on impulse can lead to major financial struggles.

2.  Get to know the area before buying
- Although you may have vacationed on Lake Nacimiento a time or two; you’ll want to make sure you know all you can about the area and lifestyle.  Before buying, try visiting Lake Nacimiento in the winter when life tends to slow down a bit to ensure you’ll be happy with your purchase all year long.

3. 7.  Calculate additional expenses
- Additional expenses of a home may not be at the forefront of your mind when looking at the beautiful homes on Lake Nacimiento, but they can play a large role in your monthly payment.  Don’t forget about insurance, maintenance, HOA fees and even utilities.  Make sure to think through these extras even on a home that is a great deal!

8.  Consider fractional ownership to cut down on costs- Buying a home on Lake Nacimiento is a great choice, but you want to consider the amount of time you’ll end up spending at your vacation home.  If you only spend a few weekends a year on Lake Nacimiento; is it worth buying the home or would you be better off renting?  A great option is if you choose fractional ownership in gathering friends or family to pool together to buy the home.  This option is ideal for cutting down on costs and allows more people to share in the joy of vacationing on Lake Nacimiento!

9.  Look into tax benefits- You don’t have to pay taxes on rental income if you rent out your Lake Nacimiento home for fewer than 15 days a year, but you can’t deduct any rental expenses. You’ll have to report the income if you choose to rent out your Oak Shores or Heritage Ranch home for more than 15 days a year.  However, you’ll be able to deduct certain expenses such as maintenance and cleaning.
