As your Central Coast real estate agent, I am here to tell you that if you want to buy a home, make sure you aren’t putting it off because of false beliefs! Allow me to debunk some of the most common home-buying myths.

Mortgage payment affordability – If you think you can’t afford a mortgage, let me ask you this. Are you currently paying rent? Because rent is often more expensive than what you’ll pay in a monthly mortgage, especially while mortgage rates are low! Plus, unlike with rent, you’ll see your money again when you go to sell. Homeownership is like forced savings for the future.

Credit history – If you have poor credit, there are still options. A lender may still approve you, but with a higher mortgage rate or higher down payment. Some private mortgage insurance programs allow a credit score as low as 620. Plus, you can always start improving your credit for a future purchase. Credit is not permanent, so start improving it today!

Down payment – If you don’t have 20 percent of the cost of a home saved, you are not alone! This is the leading cause of putting off a home purchase. However, the majority of buyers don’t buy with 20 percent down. You can get a mortgage with as low as 3 to 5 percent down. Also, it’s worth looking into down payment assistance programs if you have stable income and good credit.

Home prices – If you fear that you won’t find a Central Coast home in your price range, remember that you don’t have to purchase your last home first. In other words, it’s okay to start out with a smaller home, or a home that needs improvements, and then to sell later on and move up to a home that you’d rather live in. You will still be investing in your future rather than throwing away money on rent!

This means that when buyers look at the photos or view the home in person, it will look as much like a model home as possible, and the buyer will be able to imagine living there. As your Lake Nacimiento real estate agent, allow me to offer you some tips on this!

There are certain areas to focus on when staging any home to sell, such as the front entrance, because that is what buyers will view first. However, when selling a lake home, there are also special ‘lake features’ that you should focus on if you have them!

Here’s a rundown of how you should prepare your Lake Nacimiento home for a sale:

1.  Show off the lake! If you’ve got views of the lake from your home, flaunt them! Clean all of your windows, but especially the ones that face the lake, as buyers will definitely be checking out the view. Remove lamps, window treatments or anything else that may be blocking the view. Make it obvious!

2.  Improve your lake amenities. If you’ve got a private dock, replace worn or broken boards, and consider painting or staining it. Many homeowners neglect this task, so you’ll stand out! If you’ve got a beachy area on you property, remove weeds and rake the sand to make it look clean and inviting.

3.  Spruce up outdoor space. A lake homeowner is going to want to spend time outdoors. Clean, stain and/or upgrade your deck, patio or whatever outdoor space you’ve got, especially that which faces the lake. Mow the lawn, add beautiful landscaping, set an outdoor table for a barbecue, etc.

4.  Wash your exterior. You should literally wash your home’s exterior with a power washer, to remove dirt and debris that has built up over time. Wash the outside of the windows, trim trees and bushes, wash driveway, sidewalks and all walking surfaces, wash light fixtures and mailbox… you’ve got the idea.

5.  Clean the interior. Same goes for the interior! Clean everything until your Lake Nacimiento home looks cleaner than it’s ever been! Remove as much clutter as you can. Take down personal photos and refrigerator drawings and make the home as neutral as you can.

6.  Emphasize lake living. Once you take away personal photos, toys, homemade art, clutter, etc., your home might look empty! Purchase some affordable artwork of lakes, sunsets, boats, etc. If you’ve got photos of Lake Naci that you’re proud of, frame those! Offer a map of the lake and area.

2.  Start gathering documentation. This includes W-2 forms, tax returns, bank statements, etc.

3.  Contact a mortgage lender. Determine what type of mortgage you qualify for, and the amount, and then ask for a pre-approval letter to show sellers you’re serious.

Why to Live on Lake Nacimiento!

What is a ‘lake person?’ It’s someone who has lived on a lake, vacationed regularly at a lake, spent lots of time at a lake, and dreamt of days spent at the lake. As a Lake Nacimiento real estate agent, and longtime resident, I love this article I found from Odyssey about how you know you’re a lake person.

They mentioned a lot of ways to tell if you are one, but here are a few of my favorites:

  • You wave to everyone. Remember the good old days when everyone would wave and greet each other, whether you knew them or not? Well, lake people are still like that! Everyone is friends at Lake Naci.
  • You drove a boat before a car. Maybe you even drove a boat before you rode a bike! Driving your parent’s boat is like a coming of age. Of course, you were probably sitting on a guardian’s lap.
  • You’ve slept in your swimsuit. Hours spent on Lake Nacimiento will leave you feeling happy and exhausted. Who else has walked inside and immediately fallen into a deep nap while still suited?
  • You have a ‘lake pair’ of everything. You’ve learned not to bring your really nice possessions to the lake. You have lake clothes, shoes, suits, hats, bags, towels, etc. When you shop, you first ask yourself, can I wear/bring this to the lake?
  • Your boat is a hydration station. You’ve learned how thirsty you get while cruising out on the lake, so whether it’s water and Gatorade, or wine and beer, you have as many beverages as you have gasoline!
  • You fall down and get back up again. More times than you care to admit, you’ve been thrown off a tube, taken spills on water skis, slipped of a dock, etc. Then you learn from your mistakes and get back up again. This trait carries over into the rest of your life, too!
  • You have memories to last a lifetime. The sunsets, the boat cruises, the fishing trips, the community events, the neighbors you’ve met, the stories, laughs and lessons. You have a lifetime full of them.

What else would you add to this list? How else do you know a ‘lake person’ from one who is not? They listen to Jimmy Buffet on repeat? Their feet have calluses that can withstand any temperature? They have raccoon eyes from the tan around their sunglasses? Share how you can notice a lake person!

If you plan to have kids, you’ll need extra bedrooms and bathrooms, which will up the price. Be ready to compromise! Determine what is essential and what would just be an added bonus.
  • Hidden expenses – Determine your budget for a home by meeting with a Central Coast real estate agent or a mortgage lender. When determining what you can afford, don’t forget to include hidden expenses, such as closing costs during the home-buying process, and costs once you are living in your new home, such as utilities, water, HOA fees, property taxes, repairs, insurance and so on. As a Central Coast real estate agent, I always recommend buying a little under your budget, so that you always have more to lean on when you need it.

Though the Central Coast real estate market slows down during the holiday season, it never stops. There are always people needing to buy and needing to sell. Here are five reasons why KCM Crew recommends a homeowner sell now rather than wait:

  • There is less competition from other sellers! This is one the biggest perks. Most Central Coast home sellers will wait to list their home until after all of the holiday hoopla is over, which will increase competition. If you sell now, you will attract most buyers who need to buy now.
  • Relocation buyers are still out there. Companies don’t stop hiring, therefore people needing to relocate for a job need to do so now. Kids are out of school during the holidays, so some families find it the perfect time to move. Not everyone celebrates Christmas. There will always be buyers!
  • Buyers that are looking during the holiday season are serious buyers. Because the market is slower this time of year, you know that buyers looking for homes during the holiday season are serious about buying. If they weren’t, they’d wait. You can expect a faster transaction!

If you live in the Central Coast region of California, chances are, you have a few bottles of Central Coast wine in your home. After all, you’ve got plenty to choose from here! If you find yourself with more wine bottles than you know what to do with, however, you might want to consider creating a wine cellar in a spare room of your home. As a Lake Nacimiento real estate agent, I’d like to share some tips on this.

The most important aspects of long-term wine storage, according to VinePair, are low light, constant cool temperatures, and a steady, moderate amount of humidity. Therefore, the best room to turn into a wine cellar is a lower level room, and preferably one with little to no windows.

Here are few more suggestions from VinePair:

  • Keep lighting low. If the room does have windows, keep thick, dark curtains closed at all time. Have a dim light you can turn on in there, so you don’t knock over any bottles, but nothing so bright that it will give off heat when on.
  • Keep humidity steady. The ideal humidity level is 70 percent, but most experts agree a range from 50 to 80 percent is sufficient. Too much humidity could cause mold and too little could dry out the corks and leave bottles vulnerable to too much oxygen. There are affordable, portable thermometers you can purchase to test the humidity levels of a room.
  • Keep the temperature steady. This is most important, as temperature changes can let more oxygen in, or it could even “cook” the wine, which evaporates some of the volatile compounds, leaving you with a different chemistry and flavor than you’re expecting. It will taste more pruney or sharp.
  • Cooler is better. The ideal temperature is 55 F, with a range of 50 to 59 F suggested. The colder the room is, the longer it will take for the wine to develop. Warmer wines mature faster, so keep that in mind if your wine cellar ends up warmer than anticipated.

You could purchase a wine cooling system as cheap as $900, which basically looks like an outdated air-conditioning system. Or you could purchase a much more complicated system that runs on a duct system. These systems also keep humidity in check. These are bulky, include tubes that pump in warm and cool air as needed, and are more expensive. Decide what type of investment you’re willing to make for this wine cellar!

  • Insulate the door. If you’re going to invest in this type of technology, make sure the door to your wine cellar is properly insulated. This will ensure that the temperature and humidity levels remain as constant as possible inside the room. Always leave the door closed except for when you go inside to pick out the perfect wine bottle to pair with dinner.

Mortgage Rates – I’m sure you’ve heard that mortgage rates are near historic lows right now, but it’s worth repeating. Did you know that in the 1970’s, interest rates were 8.86 percent? In the 80’s, they were a whopping 12.7 percent! In the 90’s they were back to 8.12 percent, in the 2000’s they were 6.29 percent and right now, they are sitting around 3.46 percent.

That means that on a $200,000 house, your mortgage payment in the 1980’s would have been $2,166 for a 30-year fixed rate mortgage. Now, that payment would be $894. That’s a huge difference!

No one can predict when rates will go up again, but many housing experts predict that they will soon. It’s smart to buy now, while you can score such a great rate on a mortgage loan.

Mortgage Values – You’ve been paying close attention to home prices, but what about home values? The price matters right now, but the value matters in the long run. Someday, you will be selling your home, and ideally, you’d like to build equity by the time that day arrives.

According to the latest Home Price Index, home values are projected to increase by 5.3 percent over the next 12 months! This is great news for current buyers. If you wait 12 months to purchase a $250,000 house, you could pay $13,250 more! If you buy now, you could save a lot of money down the road.

Plus, this means that if things keep going in the direction that they’re going now, you can sell your home for more than you bought it for down the road. That is investing in your future.

Personal Reasons — It’s also important to remember why you want to buy the Lake Nacimiento home to begin with. Do you want to raise your family in a quiet, family-friendly area? Do you want to retire at the lake and enjoy mornings fishing or walking along the shoreline? Do you want a space to call your own, or a good place to raise children, or a place that makes you feel safe?

Lake Nacimiento ‘Chimney Fire’

It deeply saddens me to share the news of a vegetation fire that broke out on Saturday evening in the Running Deer Ranch community. As of Sunday, it had burned 4,300 acres and was 10 percent contained. At least 20 homes have been destroyed.

Evacuation orders are still in place today, Monday, for the entire Running Deer Ranch area. It is considered one of the most destructive fires in California right now, and it is one of the highest priorities for firefighters, with hundreds of people assigned to the fire.

Other community evacuations include Tri-County, Cal Shasta, Ranchos del Lago and South Shore Village. They were either escorted out by road or taken across the lake by boat to Oak Shores. Evacuees are currently at Flamson Middle School in Paso Robles.

My prayers go out to all those that lost their homes, the brave firemen, and to everyone in the Lake Nacimiento area who has been affected. Let’s continue to pray that they control the spread of this fire today and that it be contained as soon as possible!

Buying a Central Coast home can be a stressful time, but as your Central Coast real estate agent, I am here to help you through the entire home-buying process! I’m also here to tell you that the more you know ahead of time, the less stressed you’ll be, as the process won’t take you by surprise.

Here are some great tips from Mortgage Crashers to prepare for the buying process. The more you know, and plan ahead, the less stressful it will be. Here’s what they suggest:

  • Get preapproved. Whether you think the preapproval process will be a breeze, or you’re avoiding it from fear of rejection, you need to do this before beginning your home search! If you get approved for a mortgage, you won’t waste your time falling in love with a homes you can’t purchase, sellers will take you more seriously, and you’ll know exactly what you can afford. Completing this process will make all the other processes easier!
  • Know what you want. Only you can know exactly what type of house you’re looking for in the Central Coast real estate market, so get very clear on that. How many bedrooms does the house have to have? Where do you want to be located, and what type of neighborhood are you looking for? Come up with the necessities of the home, and then the things that you’d like the house to have, so we know how to narrow your search. However, don’t expect to find a house that has everything you’re looking for. You have to be flexible, too!
  • Save enough cash. Make sure you have a hefty amount of savings before going into the home-buying process, because it costs more than just the down payment, which is hefty enough. While you have options to only put 3 to 5 percent down on a Central Coast home, keep in mind that you’ll also have to pay for a mortgage application and credit check fee, an earnest money deposit, a home inspection, an appraisal fee and closing costs, which can amount to 3 to 5 percent of the mortgage balance.
  • Work with a real estate agent. Nothing will lower your stress levels about buying a Central Coast home more than working with an experienced, professional Central Coast real estate agent. As such, I can help guide you through the process, so you never have to worry about what comes next, or what papers need to be signed, or who needs to be negotiated with.
