As many of you may know, Earth Day is just around the corner and with the beautiful surroundings on Lake Nacimiento; we enjoy celebrating our eco-friendly environment.  Of course you can celebrate on April 22 by taking a nature hike around Lake Nacimiento, or spending time boating or fishing out on its serene waters.  You can even take in the breathtaking views from your Oak Shores or Heritage Ranch home.  But, what would a Central California celebration be without a little local wine to enhance the mood!

The 6th annual Earth Day Food & Wine Festival will be taking place next weekend- Friday, April 20 through Sunday, April 22- and will be highlighting the best of the Central Coast!  The main event will take place on Saturday with a Food & Wine Tasting at Pomar Junction Vineyard & Winery.  Over 200 food and wine purveyors will showcase sustainably produced foods and perfect wine pairings.  You’ll be sure to get a taste of the most amazing flavors of the area!  Dancing, live music and much more will top off this celebratory weekend; making this a festival you won’t want to miss!  Check out more information on the Earth Day Food & Wine Festival website. http://www.earthdayfoodandwine.com/

If you aren’t able to get out to the festival, there are other ways you can enjoy Earth Day and even promote a healthy, eco-friendly environment in your own Lake Nacimiento home.  Take a look at these simple ways to go green!

1. Close your windows- It may seem counterintuitive, but opening the windows will often make your Lake Nacimiento home warmer, not cooler. Open your windows at night if the air outside is cooler than inside, and close them (along with blinds and shades) before the sun hits your house in the morning. When night falls, open windows wide, particularly those oriented toward prevailing winds so you can take advantage of cross ventilation. You may also put houseplants in front of sunny windows to absorb some of the sun’s energy.

2. Use fans strategically- Using ceiling fans or stand alone fans can create a nice breeze in a room and help keep you cool.  If you’re using ceiling fans, make sure it’s running in the right direction, so that in the summer the breeze is blowing down, not up.  Remember to turn fans off when you leave a room since they are made to keep people cool, and are not made to cool an entire room. If you’re buying a new fan, buy an Energy Star fan which will use 50% less energy than other models!

3. Cook (or don’t cook) a cool meal- Just as drinking an ice cold lemonade cools your body, eating cold food helps keep your internal temperature lower on a hot day.  If you do cook, use the grill or the microwave, or else you’ll heat up your kitchen from using the oven and stove. And remember, kitchen appliances aren’t the only devices that give off heat; limiting your use of electronics will help keep your spaces cooler.

4. Shut off the lights- While modern lightning, like compact fluorescents and LEDs, are more efficient, incandescent light bulbs can produce as much heat as they do light. Energy Star-rated light bulbs produce 75% less heat, so consider that when replacing bulbs. It’s always a good idea to shut off lights to save energy, it makes a big difference on hot sunny summer days.

5. Plant a tree (or two or three) strategically- Your Lake Nacimiento home may get hot because the sun beats down on it relentlessly on hot summer days. Let nature help reduce your energy bills by planting deciduous trees on the east and west sides of your home; in the summer, their broad leaves will shade your house.  Also consider planting trees or shrubs to shade high-heat areas – air conditioning units that emit heat, for instance, and driveways and walkways that absorb it.

If you’re planning on selling your Lake Nacimiento home this spring, you may be wondering what you can do to help your home sell.  While the homes’ condition, price and view will come into play; how you’ve cared for your home can also be a determining factor for buyers.  Yet giving your home an updated, well maintained look can be as easy as a coat of paint!

According to a HomeGain Prepare to Sell survey, the average price to paint interior walls is anywhere between $500 to $750, which may seem like a lot of money to put out for paint.  However, the fresh paint along helped increase the homes’ price by an average of $1,500 to $2,000, which is about a 250% return on investment!

Karen Dembsky, president of Peachtree Home Staging LLC and Georgia’s Real Estate Staging Association, put together some basic rules of color for each room in your Lake Nacimiento home.

Repainting the Kitchen- Stay in the orange, red and yellow families because they  are food related and work well.  Just be sure to keep them soft, appealing and neutral.

Repainting the Bathroom- Since bathrooms tend to be smaller, the room needs to stay lighter.  Accessories are a great way to put color and style into a bathroom, so you’ll want to stay away from bright or dark colors on the walls.

Repainting the Bedroom- It’s important to keep the colors in the bedroom neutral and calming, since this room is viewed as a sanctuary.  Make sure the color works with the flooring as well as the master bathroom and bedding.  You want everything to flow together naturally.

Repainting the Home Office- Warm, rich colors are great for a home office.  If you are working from your Lake Nacimiento home, these colors make it an appealing place to work or relax.

Dembsky also notes that white is actually the one color to avoid.  While some may think they’re painting a blank, neutral slate for the next owner; it’s actually a bright color that can make a home feel very sterile.  Beiges and tans are a great choice if you’re looking to go with one color throughout the home.

- Everyone’s invited to the 2nd Annual Easter Egg Hunt taking place this Saturday!  This is a fun time for children to hunt for eggs filled with treats, and for parents, family and friends to watch the wonder and excitement of the search!  There will be two age groups: 0-5 years and 6-10 years so that everyone gets a chance to find the hidden eggs.  You’ll want to bring your own Easter basket and a camera to capture the fun!  Parents will need to RSVP to Janice (472-9404) or Susan (796-9978) with your child’s name and age.  Don’t miss out on this fun event!

April 2012 Market Watch for North San Luis Obispo County and Monterey County

North San Luis Obispo County Active Listings: There are a total of 1,553 properties actively on the market with an average list price of $605,454.


North San Luis Obispo County Sale Pending/Sold: There are currently 401 properties with sales pending and 1,223 properties that closed in the past 6 months. The average sold price is $396,749 and the average time on market is 125 days.

North San Luis Obispo County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales. In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market. At the present time it will take about eight months to sell all of the current active listings, without adding any new homes for sale.

Monterey County Active Listings: There are a total of 1,180 properties actively on the market with an average list price of $1,390,607.

Monterey County Sale Pending/Sold: There are currently 1,105 properties with sales pending and 1,771 properties that closed in the past 6 months. The average sold price is $419,528 and the average time on market is 105 days.

In working with Lake Nacimiento buyers as a Lake Nacimiento Real Estate agent, I’m often asked if now is a good time to buy a home.  Most buyers are aware that the current national housing market is leaning in their favor, but this large financial decision is still one to take seriously.

Being in a buyers market means that there are currently more homes on the market than there are buyers, and homes are selling for less than they’re worth.  But is that enough reason to jump in and buy?  Below are just a few of the additional reasons, as pointed out by Quicken Loans, that you’ll want to seriously consider buying a Lake Nacimiento home this spring!

Appreciation- Buying an Oak Shores or Heritage Ranch home now (at the current rates) can almost ensure your home’s appreciation in the future.  Mortgage rates are near historic lows and home prices are the lowest the nation has seen in 10 years!  If you hold on to the home until after the market improves, this can result in a significant return on investment!

Property Tax Deductions- For income tax purposes, real estate property taxes for a vacation home and first home are fully deductible.  The IRS (Publication 530) provides detailed tax information on and answers questions on what deductions for which home owners are eligible.

Preferential Tax Treatment- If you own your home for over a year and receive more profit than the allowable exclusion after the sale of your home, the profit will be considered a capital asset, which are given preferential tax treatment.

Equity Building- There are many factors that play into the final decision of which mortgage loan works best for you such as credit qualification, loan flexibility and annual percentage rate (APR).  However, there’s a new trend towards equity building among today’s buyers which means paying more on a loan each month in order to decrease the principle balance more quickly.  This trend, called equity building, allows borrowers to:

- Pay off the principle balance faster

- Lock in record low interest rates

- Shorten the length of their home loan

- Own their home faster

- Pay substantially less mortgage interest

Pride- This aspect is still key when it comes to the benefits of owning your own home.  Going through the home buying process, building value into your home and having a place to call your own is still a thriving portion of the American dream.

If you’re considering buying an Oak Shores or Heritage Ranch home on Lake Nacimiento, you’re probably already well aware that the current real estate market is leaning in the favor of buyers.  Low mortgage rates and fantastic home prices are reason enough to want to jump in on buying a home now!

Yet, we all know that buying a home is a large financial decision and one that needs to be weighed carefully.  Whether you’re buying a second home as a vacation getaway on Lake Nacimiento, or you’re planning on settling in permanently to this beautiful Central California location; buying a home can still be stressful at times.  While it’s exciting to look at the homes currently on the Lake Nacimiento Real Estate market, you may be a little nervous about everything running smoothly.

As a Lake Nacimiento Real Estate agent serving the Lake Nacimiento community for a number of years, I can tell you that buying a home can in fact be a stress free transaction!  Below are seven of the factors that will play a role in a smooth home buying experience.

1. Know when it’s the right time in your life to buy- Decide whether to buy based on your life and what makes sense for you, your family, your plans and your finances. Then, use the news about what’s going on in the market to decide how to buy: what kind of house to buy, what sort of loan to use, how much to offer, and other strategies for executing your home buying plans.

2. Get a good grip on what to expect during the homebuying process- Research as much as possible, but be sure to decide on a trusted Lake Nacimiento Real Estate agent as soon as possible.  They’ll be able to give you a layout of what you can expect from buying a Lake Nacimiento home.  Ask your agent when you’re expected to show up so you can take time off work, and when you’re expected to write checks so you can be prepared.

3. Learn how to prevent money surprises during escrow- When you first apply for a loan, you’ll receive a good faith estimate which is a standardized list of costs associated with obtaining the mortgage and a breakdown of the monthly mortgage payment due on the mortgage for which you were approved.  Keep in mind this is just an estimate.  When you close on escrow, you’ll pay prorated mortgage interest and property taxes from the date of closing till the end of the month. The date of closing can make a difference in thousands of dollars required to close. Ask your Lake Nacimiento Real Estate agent to help you set your closing date in accordance with the cash you have at your disposal.

4. Find the right Lake Nacimiento Real Estate agent- Finding the right Lake Nacimiento Real Estate agent can make all the difference!  Be sure to look for the following:  member of the National Association of Realtors, experienced in the transaction you envision (short sale, foreclosure, etc…), great referrals and testimonials, is a problem solver, and appeals to your personality style (you could potentially be spending a lot of time with your realtor, so you want to make sure it’s a good fit).

5. Solve the problem of how much you want to offer- This can be tricky, but there are some ways to determine the price of your offer.  Your Lake Nacimiento Real Estate agent can provide a Comparative Market Analysis (CMA) which shows what other houses in the area are selling for.  You can also determine the price by the sellers’ motivation to sell as well as the current market factors- which happen to be in the buyers’ favor right now!

6. Avoid buying a lemon- You may have nightmares of coming home to a recent home purchase only to find it falling apart.  Ways to avoid this are to thoroughly go over the disclosures which are required to list out issues or recent repairs within the home, get a home inspection, have contingencies in place when making your offer, maintain a home warranty policy that will cover many major malfunctions for a service call fee.

7. Know when to remove contingencies or waive objections- Removing contingencies or waiving objections usually puts thousands of dollars on the line, so it’s not a step to be taken lightly. Plus, by removing contingencies or waiving your objections, you are essentially telling the seller that you plan to close the deal — something you just shouldn’t do unless and until you are satisfied with the following items: title, disclosures and inspections, condition issues, appraisal and underwriting.  Your Lake Nacimiento Real Estate agent can help you determine if and when you need to take this step.

Buying a Lake Nacimiento home this spring in Oak Shores or Heritage Ranch is an exciting time as you imagine enjoying long summer days in this scenic setting.  Sellers find that the warmer weather is an ideal time to put their home on the market, so you’ll find there are a wide variety of beautiful homes currently on the Lake Nacimiento Real Estate market.

Yet, as many of you know, finding your dream home is only a part of making that dream a reality.  Oftentimes buyers will hold their breath knowing that a home inspection could mean starting the Lake Nacimiento home search all over again.

As an experienced Lake Nacimeinto Real Estate agent, I thought I’d gather some helpful tips as you face the home inspection process.  Being aware of what’s entailed, and the part you can play will allow you to feel more confident during the home inspection.

1. Attend The Home Inspection- Attending the home inspection will give you the opportunity to learn more about the home and where things are located.  You can also be there if the inspector uncovers any issues.

2. Follow The Home Inspector And Ask Questions- Don’t be afraid to follow the home inspector closely and ask questions, especially if you’re a first time home buyer.  You’ll want to know everything there is to know about your new home and if you’re unsure of anything, the inspection is the perfect time to ask.

3. Be Sure That All Of The Following Points Are Fully Covered- The structure of the home is key to going through with the purchase.  Your licensed home inspector should address the following:

- Heating, plumbing, air-conditioning and all electrical systems: all wires, systems and pipes should be up to date for modern usage.

- All wood throughout the home: wood destroying insects such as termites can cause major damage but can be fixed if dealt with properly.

- Well and/or septic systems: each should be inspected carefully

- Harmful materials: materials should be checked for asbestos

4. Consider Optional Tests- It’s important to test things such as underground storage tanks, as well as testing for lead paint, lead in the drinking water, bacteria in well supplied drinking water, radon gas in the air and other concerns as needed.

5. Obtain A Full Verbal Report At The Time Of The Home Inspection- While the engineering report should be available the day following the inspection; you’ll still want to ask for a full verbal report at the end of the home inspection.
