Lower Your Lake Nacimiento A/C Costs with These Tips!

barbecueHere at Lake Nacimiento, our summers usually get pretty hot! Luckily, if you live on the lake, you always have the water to put your feet in or to jump into to cool down. Still, chances are, you’ll have the air-conditioning running in your house, and according to Yahoo Finance, household energy bills are expected to grow by two percent a year through 2040.

As your Lake Nacimiento real estate agent, I’d like to share some of the tips that Yahoo Finance recommended for lowering your air-conditioning bill and saving money:

  • Install solar screens. Windows account for up to 60 percent of the cost of cooling a home, so solar screens are a great way to block the heat from entering. They go on the outside of windows and are made of thick mesh. Of course, closing your blinds on the windows that get the most direct sun can always help, too.
  • Put up window awnings. These block direct sunlight but allow you to keep your blinds open. They can cut solar heat by up to 65 percent on south-facing windows and 77 percent on west-facing windows.
  • Change A/C filters. The filters should be changed monthly while the unit is in use. The dirtier your filter is, the harder the unit has to work. You also risk the chance of the unit breaking down. Change the filters, and serve the air conditioner twice yearly.
  • Install programmable thermostat. This will cost you money upfront but can save you tons of money down the road, in both summer and winter. During hours when no one is home, you can turn the A/C off or down, and then schedule it to start running again before you get home. Same goes for the heat!
  • Seal ducts, windows and doors. Just like in the winter with heat, you don’t want air to be escaping out any cracks or leaks. You can use duct tape or metal tape to seal around your ducts, and then use weatherstripping or caulking for around windows and doors.
  • Barbecue! Cooking in the kitchen will cause your kitchen space to heat up, which in turn will cause your A/C to run harder. Stick to salads or sandwiches inside, or cook your food on the grill outside! If you live on Lake Nacimiento, you can enjoy beautiful lake views while grilling and eating outside.

Buying one of Lake Nacimiento’s high-end homes is an exciting process, as well as a large investment.  While buying a second home for vacationing on Lake Nacimiento is something many find well worth the investment; it can be easier to move forward if it’s a lower priced home.  So, what happens if you have your sights set on a Lake Nacimiento home with sweeping views and luxury finishes?

As a Lake Nacimiento Real Estate agent, I’ve shown many of the Oak Shores and Heritage Ranch high-end properties to interested buyers.  These beautiful homes have that “wow factor” and more often than not; exceed the buyers expectations.  Yet there are a few key things to keep in mind if you’re hoping to buy a high-end home on Lake Nacimiento.

Spring on Lake Nacimiento is just around the corner which means the busier Lake Nacimiento Real Estate market is quickly approaching as well.  As a Lake Nacimiento Real Estate agent, it’s exciting to talk with buyers who are hoping to find their dream home in Oak Shores or Heritage Ranch just in time to enjoy a long, fun-filled summer on the lake.

If you’re considering selling your Lake Nacimiento home this spring, you’ll want to be as prepared as possible to stand out from the competition.  Buyers want to know the home they’re considering has been well cared for and that they’re able to move right in with little to no updates.  So, how can you freshen up your home in order to appeal to Lake Nacimiento buyers this spring?  Here are eight easy things you can do now!

1. Examine your Front Door: Colder weather on Lake Nacimiento, as well as wear and tear from use, can leave front doors looking dingy and weak. 5 Get Rid of Mold: Examine your ceilings, attic, walls and bathrooms. If you do notice mold, you must identify the source of the mold before repainting. Ask a local contractor for help. When you are ready to repaint, use mold growth inhibitor paint made for high moisture areas.

6. Exterior Paint: Carefully scrape, prime and paint peeling spots on trim or woodwork. You’ll protect wood against summer’s heat and moisture and prevent a more difficult paint job come fall.

7. Reseal: Caulk and other sealants safeguard your home against rain at vulnerable points such as cracks and open joints. Winter can rip caulk apart. Scrape out old caulk using a painter’s five-in-one tool. Clean and disinfect with one-part liquid chlorine bleach in three parts warm water.

8. Add some green: The first thing guests notice when approaching your Lake Nacimiento home is color, light and symmetry. When adding new shrubbery, keep it symmetrical. Change outdoor light bulbs to energy efficient bulbs. It is amazing what some flowers, light and fresh paint can accomplish in your home on Lake Nacimiento!

8 Simple Steps for Buying a Home on Lake Nacimiento

Whether you’re buying your first home on Lake Nacimiento in the Heritage Ranch or Oak Shorescommunity, or are just considering the idea of buying a vacation home on this beautiful lake; buying a home can seem like an overwhelming process.  If you are a first time home buyer, you may not know what exactly to expect from the home buying experience.

As a Lake Nacimiento Real Estate agent, I know the ins and outs of buying and selling a home on Lake Nacimiento and can help you navigate through each step of the process.  Below are eight simple steps that will have you well on your way to successfully buying your Lake Nacimiento home!

Step 1: Set Up Your Financing- Getting pre-approved for a loan is imperative in today’s Lake Nacimiento Real Estate market. Make sure you’ve spoken with a lender on how much you can afford and the type of financing you can get.  Having a pre-approval letter will show sellers that you’re serious about buying and it can help move the process along quickly.

6 Tips for Buying a Vacation Home on Lake Nacimiento

If you are planning on buying a Lake Nacimiento home as a treasured vacation getaway, there are a few quick tips that I think are important to know when buying a second home.  Taking on a second mortgage is a large decision and can be a very wise investment, especially considering the current market conditions.  Many who have been considering buying a second home are taking advantage of the current low mortgage rates and historically low home prices.  Reviewing these tips before taking the plunge will help prepare you for what to expect and to ensure you’re making the smart investment you desire.

1. Be Patient– When shopping for a Lake Nacimiento home, take your time. Be patient and take time to discover the pros and cons of each place you visit.

2. Weigh the Pros and Cons– If you like something, don’t make any rash decisions. While it can be tempting to make a quick decision if you’re only visiting for a weekend, taking a few days to really consider the purchase will help ensure you’ve made the best decision.

3. Ask Yourself the Right Questions:

. How often will you visit and how much time will you spend there?

. Is it worth the money?

. What will the price appreciation be, realistically?

. How much will you have to pay every year for landscaping, association dues, garbage collection and taxes?

4. Don’t Try to Play the Market–  Home prices across the nation are some of the lowest that we’ve seen in a long time, so you’re bound to find a great deal.  As the market continues to improve, home prices will only increase.  Don’t wait!

5. Know the Difference of Lake Living– Make sure you can get the insurance you need, particularly if you want to buy a lake front home on Lake Nacimiento.  Lake living is great, but there are a few additional things to consider that you wouldn’t need to think about when living inland.

6. Compare Mortgage Products– While the loan standards and rates are nearly the same for first and second homes, there can be unexpected changes if the lender considers your purchase an investment property.  Your interest rate could be pushed up 1.5 to 2 percentage points, so be aware and plan accordingly.  Oftentimes buyers will use the equity on their first home to make a down payment for their second home.  You’ll want to think through the best option for you, or talk with your Lake Nacimiento Real Estate agent about any other options.

Your Spring Checklist to Get Your Home Ready for Summer on Lake Nacimiento!

Summer on Lake Nacimiento is just around the corner and now is a great time to prepare for all that this fun season has to offer!  In a recent post, I talked about spring maintenance tips for your home and I wanted to provide you with some local resources.  As a Lake Nacimiento Real Estate agent, my goal is to help, not only buyers and sellers on Lake Nacimiento, but to provide valuable information to current residents as well.
