7. Reseal: Caulk and other sealants safeguard your home against rain at vulnerable points such as cracks and open joints. Winter can rip caulk apart. Scrape out old caulk using a painter’s five-in-one tool. Clean and disinfect with one-part liquid chlorine bleach in three parts warm water.

8. Add some green: The first thing guests notice when approaching your Lake Nacimiento home is color, light and symmetry. When adding new shrubbery, keep it symmetrical. Change outdoor light bulbs to energy efficient bulbs. It is amazing what some flowers, light and fresh paint can accomplish in your home on Lake Nacimiento!

As a Lake Nacimiento Real Estate agent, I know the ins and outs of buying and selling a home on Lake Nacimiento and can help you navigate through each step of the process.  Below are eight simple steps that will have you well on your way to successfully buying your Lake Nacimiento home!

Step 1: Set Up Your Financing- Getting pre-approved for a loan is imperative in today’s Lake Nacimiento Real Estate market. 6. Reseal: Caulk and other sealants safeguard your home against rain at vulnerable points such as cracks and open joints. Winter can rip caulk apart. Scrape out old caulk using a painter’s five-in-one tool. Clean and disinfect with one-part liquid chlorine bleach in three parts warm water.

7. De-Clutter: It’s easy to collect things in your home during the winter months, but spring is all about having a fresh start!  Take time to evaluate the things you really need to keep and those things that you can part with.  Then, establish an organization system.  Hardware stores offer a range of affordable shelving solutions. Throw out junk and place keepsakes in labeled shoe boxes, which stack nicely on shelves and under beds.

8. Change Filters and Service Air Conditioning:  Breathe cleaner air by making sure your filters are changed out!  You’ll also want to make sure your air conditioner is in good working order before you need to use it.

9. Get Rid of Mold: Examine your ceilings, attic, walls and bathrooms. If you do notice mold, you must identify the source of the mold before repainting. Ask a local contractor for help. When you are ready to repaint, use mold growth inhibitor paint made for high moisture areas.

10. Add some green: The first thing guests notice when approaching your Lake Nacimiento home is color, light and symmetry. When adding new shrubbery, keep it symmetrical. Change outdoor light bulbs to energy efficient bulbs. It is amazing what some flowers, light and fresh paint can accomplish in your home on Lake Nacimiento!

Each year people look to Lake Nacimiento when considering buying a vacation home, and for good reason!  Vacationing on Lake Nacimiento is an ideal choice whether you spend the entire summer soaking up the scenic views and endless fun, or you enjoy taking weekend getaways to find ultimate relaxation.  As a Lake Nacimiento Real Estate agent; I’ve seen a variety of reasons why people choose to settle into the Oak Shores or Heritage Ranch communities on Lake Nacimiento.

Although we find our nation still in the recovery process from the hardships over the past few years; there are those who consider buying a second home as a way of investing.  There’s no doubt that buying a vacation home on Lake Nacimiento will prove to be a lucrative financial decision; especially if you are planning to purchase with the hopes of holding onto the home for years to come.  There are, however, ten things to consider before jumping into buying a second home.

1. Resist the urge to impulse buy- You may have visited friends or family who own a home on Lake Nacimiento, or you happened upon it for a weekend getaway.  While I completely understand that it’s easy to fall in love with life on Lake Nacimiento instantly; you don’t want to come back from your vacation with keys to a new home!  If you have been considering buying a vacation home; be sure to do thorough research before buying.  Buying on impulse can lead to major financial struggles.

2.  Get to know the area before buying- Although you may have vacationed on Lake Nacimiento a time or two; you’ll want to make sure you know all you can about the area and lifestyle.  Before buying, try visiting Lake Nacimiento in the winter when life tends to slow down a bit to ensure you’ll be happy with your purchase all year long.

3. 9.  Look into tax benefits- You don’t have to pay taxes on rental income if you rent out your Lake Nacimiento home for fewer than 15 days a year, but you can’t deduct any rental expenses. You’ll have to report the income if you choose to rent out your Oak Shores or Heritage Ranch home for more than 15 days a year.  However, you’ll be able to deduct certain expenses such as maintenance and cleaning.
