5 Central Coast Food Festivals Coming Up

If you love trying new, local and delicious types of food, you’re in luck. The Central Coast region of California is loaded with amazing food, grown right here in the region, and there are numerous festivals where you can sample these foods. As your Central Coast real estate agent, I’m here to fill you in on upcoming food festivals, so you don’t miss a moment of the fall harvest!

1.  Get to know many of Paso Robles’ restaurants all in one place at Taste of Downtown on Sept. 16! Head Downtown Paso to sample bites and sips from more than 35 local restaurants and wineries. While you enjoy the flavors, admire colorful sidewalk chalk from the free Arte De Tiza event, and dance off calories at Downtown City Park with DJ music. Cost for the Taste is $25.

2.  The Heirloom Tomato Festival and Dinner takes place at Windrose Farm in Paso Robles. If you love homegrown tomatoes, this is the place for you! Sept. 23, taste more than 40 varieties of tomatoes and sample tomato dishes made by local chefs. You can also enjoy farm tours, tomato growing tips and more. Sept. 24, sit down and indulge in a farm-to-table dinner. Cost is $95 and includes wine pairings.

3.  The Avila Apple Festival takes place on Sept. 23 at Avila Beach Community Center. Purchase tickets to the Gala Dinner from 5 to 9 p.m. and enjoy live music and a five-course, apple-inspired menu, along with beer, wine and cider. Tickets cost $100 and it’s for ages 21 and over only. There are also numerous places to go apple picking in the Central Coast region this fall!

4.  Pismo Beach Clam Festival brings clam chowder lovers together Oct. 20-22 in Pismo Beach. From a clam chowder cook-off and clam bake, to a wine walk, parade and live music, there’s a bit of everything to enjoy at this event. It’s free, but some events cost money to participate in. The chowder contest is $10, the clam back is $30, and the wine walk is $20.

5.  The Golden Oak Honey Festival is in Paso Robles on Oct. 28 and is free to attend! From 9 a.m. to 3 p.m. in Downtown City Park, sample sweet honey and honey treats while learning about cooking with honey, backyard beekeeping and the significance of bees. There will also be a wine stroll, beehive hairdo contest, a spelling bee, a bumblebee obstacle course and more.

Are you wanting to buy a Central Coast home? Do you keep talking yourself out of it because you can’t afford a mortgage, or you don’t have enough saved for a down payment? As your Central Coast real estate agent, I am here to tell you that if you want to buy a home, make sure you aren’t putting it off because of false beliefs! Allow me to debunk some of the most common home-buying myths.

Mortgage payment affordability – If you think you can’t afford a mortgage, let me ask you this. Are you currently paying rent? Because rent is often more expensive than what you’ll pay in a monthly mortgage, especially while mortgage rates are low! Plus, unlike with rent, you’ll see your money again when you go to sell. Homeownership is like forced savings for the future.

Credit history – If you have poor credit, there are still options. A lender may still approve you, but with a higher mortgage rate or higher down payment. Some private mortgage insurance programs allow a credit score as low as 620. Plus, you can always start improving your credit for a future purchase. Credit is not permanent, so start improving it today!

Down payment – If you don’t have 20 percent of the cost of a home saved, you are not alone! This is the leading cause of putting off a home purchase. However, the majority of buyers don’t buy with 20 percent down. You can get a mortgage with as low as 3 to 5 percent down. Also, it’s worth looking into down payment assistance programs if you have stable income and good credit.

Home prices – If you fear that you won’t find a Central Coast home in your price range, remember that you don’t have to purchase your last home first. In other words, it’s okay to start out with a smaller home, or a home that needs improvements, and then to sell later on and move up to a home that you’d rather live in. You will still be investing in your future rather than throwing away money on rent!

If you’re planning a long Labor Day weekend celebration on the Central Coast, you’ve come to the right place! As your Central Coast real estate agent, allow me to fill you in on what events and activities are happening in the area. Attend the ones that sound most fun to you and enjoy the unofficial end to the summer season!

Many locals choose to hang out at Lake Nacimiento or Lake San Antonio over the holiday weekend, so expect crowds. But what better way to celebrate summer than with a boat ride, water sports, fishing, swimming, floating, barbecuing, camping and socializing with family and friends at the lake? Our Central Coast beaches are the next best thing for some salt water fun!

Here are some more great ideas for Labor Day weekend:

  • Start your weekend off with the Paso Robles Classic Car Weekend on Sept. 1-2 at Downtown City Park! Check out the pre-1979 classic cars cruising Friday night and showing in the park on Saturday. More than 300 cars are expected for this event, so if classic cars are your thing, this is the place to be!
  • Sept. 2, head to Vince DiMaggio Park in Marina, CA for a Labor Day Parade & Festival! The parade will begin at 11 a.m. and run until 12:30 p.m. along Reservation Road. It’ll feature military color guard, marching bands, horses, classic cars, dancers and more. After the parade, enjoy live music, food and fun at the festival until 4 p.m.
  • Labor Day Art in the Park takes place in Morro Bay Sept 2-4. Head to City Park from 10 a.m. to 5 p.m. each day to browse the work of artists and artisans in a variety of mediums, and purchase art to showcase in your Central Coast home if you feel so inclined!
  • Catch some live music in a park this weekend! You’ve got plenty of options. Head to Concerts in the Plaza in SLO on Friday, the Sizzlin’ Sunday Summer Concerts in Grover Beach or the Village Summer Concert Series in Arroyo Grande on Sunday, and Beer at the Pier Concert in Los Osos/Baywood Park on Monday. Numerous wineries are also hosting live weekend throughout the weekend.
  • Monterey County Fair is running from Aug. 30 to Sept. 4! Head to the Monterey County Fair & Event Center for some old-fashioned, family-friendly fun. There will be carnival rides, livestock exhibits, live music and entertainment, delicious food and everything else you expect to find at a county fair!

Big News in Paso Robles Recently!

Latest Paso Robles, CA Highlights

As your Central Coast real estate agent, I pride myself on keeping you updated with the latest news and highlights taking place in the Central Coast region. There has been a lot of exciting news happening in Paso Robles! To help keep you up with the latest, I’ve summarized tidbits from some of the big news stories as of late:

1.  The 2017 Central Coast Wine Competition took place in late July at the California Mid-State Fair, and there were winners from every county in the Central Coast! Best in Show and Best Red Wine went to Broken Earth Winery’s 2015 Grenache. Best White Wine went to Eberle Winery’s 2016 Muscat Canelli. Best Pine Wine went to Kita Wines 2016 Grenache Rose. Best Sparkling Wine went to Laetitia Vineyard & Winery’s 2014 Brut Cuvee. Best Dessert Wine went to Glunz Family Winery’s Mission Angelica. Each of these also won a Gold Medal for Best in Class. 2.  Speaking of wine, Travel + Leisure named Ecluse Wines of Paso Robles a top 25 must-visit vineyard! This is a great spotlight for this boutique, family-owned winery on the Westside of Paso Robles. They were also awarded Best Red Wine for their 2008 Cabernet Sauvignon a few years back at the San Francisco Chronical Wine Competition, the largest competition of American wines. If you haven’t visited their tasting room or tried their wines, now is the time to keep them on the radar!

3.  Wine hasn’t been the only big news in Paso Robles. Food has been a recent highlight as well. Il Cortile Ristorante and La Cosecha Bar + Restaurant each received Wine Spectator’s 2017 Awards of Excellence! This marks the fourth consecutive win for Il Cortile, very impressive, and the first for La Cosecha, very exciting! They were awarded because of their outstanding food quality, exciting menus, elite service and eclectic and thoughtful wine lists. Next time you’re looking for a place to dine, check one of these out and congratulate them!

4.  Although not an award, it’s worth mentioning that Vina Robles Amphitheatre celebrated their 100th show a couple weeks back! They opened in 2013 and have hosted world-renowned artists in concert, such as Tony Bennett, Dolly Parton, Brian Wilson and many more. It was named Best Live Music Venue by New Times and was nominated for numerous other awards. If you haven’t been to a concert here in a while, or ever, it’s worth checking out!

Best Businesses in SLO County

Do you have a list of favorite businesses to visit in San Luis Obispo County when you want coffee, ice cream, an adult beverage, dinner, breakfast and so on? Do you have a favorite beach or hike that you recommend to your friends, or that you keep secret to avoid crowds?

Thrillist made their own list of SLO County stops that they most recommend, and as your SLO County real estate agent, I am here to share some of them with you. See if any of your favorite local attractions made the list!

1.  For a summertime movie, head to Sunset Drive-In Theatre. Few drive-ins exist anymore, but this one only costs $8 for a double feature. Purchase some snacks, pack a picnic or order takeout. Then sit back and enjoy a couple of movies from your car or lawn chairs.

2.  For coffee, Scout Coffee Shop is most recommended, serving coffee, cookies and more. The California Cold Brew is suggested with Scout’s homemade almond milk, or the Honey Tea Bowl for tea drinkers.

3.  For tacos, stop by Papi’s Grill in Pismo Beach, which is a great, quick place to grab a bite while surfing or lounging on the beach. The halibut and shrimp tacos are recommended, with pico de gallo, shredded cabbage, beans and house-made tortillas.

4.  Soak in a hot mineral springs at Sycamore Mineral Springs Resort and Spa. Even if you don’t stay at the resort, you can still purchase a spa package or just spend time in a private hot springs.

5.  Old West Cinnamon Rolls is the place to go for breakfast. Choose from eight different takes on cinnamon rolls, from frosted and raisin, to almond or pecan. Steaming Bean Coffee and Tea Company is nearby and complements these cinnamon rolls well.

6.  Central Coast Brewing is the place to stop for a pint. The beers are always changing and there are plenty of options. Try tasting-sized servings, fill a growler, sip on the patio, grab cans to go… lots of options.

7.  Wolff Vineyards is Thrillist’s wine choice, as it is conveniently located just minutes from Downtown SLO. Enjoy $10 tastings, beautiful scenery and award-winning wines. Grab food at Mint + Craft on your way.

8.  Madonna Mountain is recommended for day hiking, as there are trails for beginners and pros, short and long. Lemon Grove Loop is a fast one if you are short on time.

9.  Pismo Beach is the beach of choice, with ATV rentals, kayaks, dive tours and surfing for high-energy folk, and plenty of warm sand for relaxed sunbathers. Hydrate with a smoothie from Virtjuice.

Attend a Paso Robles Winery Event This Weekend

Summer is a great season for boating at Lake Nacimiento, lounging at a Central Coast beach, and sipping wine at a Paso Robles winery! There isn’t anything quite like a cool, refreshing glass of local wine on a hot, sunny day. As your Central Coast real estate agent, I am here to fill you in on upcoming winery events! That way, you can stop by for a glass or bottle of wine, along with music, food, art and fun.

Here’s a few upcoming events to know about:

1.  Concerts in the Park are happening all summer long in Paso Robles Downtown City Park! Upcoming dates include Aug. 3, 10 and 17. From 6 to 8 p.m., enjoy free music from your blanket or lawn chairs. Wine from J. Lohr will be onsite for purchase!

2.  Friday evening, from 5 to 7 p.m., stop by Harmony Cellars for Twilight Hours! Enjoy live music by Tennessee Jim, food by Hurricane Food Truck, and glasses of wine available for purchase. The music is free to enjoy and no reservations are required.

3.  First Fridays take place at Still Waters Vineyards on the first Friday of every month! Stop by this Friday for food pairings, new releases and special events and tours. Then check out some of the other wineries on the Creston Wine Trail.

4.  The Restaurant at Niner Wine Estates hosts pop-up dinners. This Friday, Chinese Take-In Night will feature jasmine tea, peking duck, stir fry vegetables and more. Enjoy a reception at the tasting room bar before dinner, and then your family-style meal with wine on the outside patio.

5.  Art After Dark Paso is hosted at the beginning of each month by Studios on the Park! Enjoy an opening reception by Three-Part Harmony and an exhibit of music-inspired paintings and sculpture. Then enjoy live music and wine. This runs from 6 to 9 p.m. on Saturday.

6.  Wild Coyote Winery has Wine & Cheese Pairings Friday through Sunday, from 10 a.m. to 5 p.m. For $15, you can enjoy wine tastings, cheese pairings and a memorable etched logo glass. While there, enjoy the genuine Native American Tipi, sweat lodge, artifacts, picnic courtyard and more.

Most Paso Robles wineries are open for tastings and/or tours, but call ahead to find out hours and if reservations are required or suggested. Then head out to your favorite winery, or a winery you haven’t yet visited, and make an evening, afternoon or day of it! Invite friends or family. This is a great way to catch up with those you haven’t seen in a while, or to meet new people from the area.

California Mid-State Fair Coming Up!

One of the highlights of living in the Central Coast region of California is the annual California Mid-State Fair that is held annually during the summer season! This year’s fair will run July 19-30 in Paso Robles. While the fair encompasses a wide variety of events and activities, one of the biggest highlights is the lineup of musical performers.

As your Central Coast real estate agent, allow me to fill you in on who you can expect to see and hear at this year’s California Mid-State Fair! To see many of the biggest names in entertainment, you need to purchase separate tickets in advance. If you see a concert you want to attend, I suggest buying your tickets sooner than later!

Here’s who is coming to the Chumash Grandstand Arena for this year’s Bug Light Concert Series in conjunction with California Mid-State Fair:

  • Lionel Richie starts things off on July 19
  • Zac Brown Band, July 20
  • The Chainsmokers, July 21
  • Matchbox Twenty & Counting Crows, July 22
  • Kid Rock, July 23
  • John Mayer, July 24
  • Hunter Hayes & The Band Perry, July 25
  • Keith Urban, July 26
  • Frankie Valli & The Four Seasons, July 28

How many of these performers are you familiar with? Quite a few, I imagine! The California Mid-State Fair is known for getting well-known artists to perform. These are all ticketed performances. Other events that require separate ticket purchases include the Country Rodeo Finals on July 29, Fiesta Del Charro on July 30, and the Tractor & Truck Pull on July 30.

Of course, if you’re all for the free concerts at California Mid-State Fair, which are included with admission, you’ve got plenty of options there, too! Seats are available on a first-come, first-served basis, so get to these performances early. Here’s the lineup for free concerts:

Celebrate Fourth of July on Central Coast!

America’s birthday is coming up quickly, do you know how you’ll celebrate on the Central Coast? Will you cruise around Lake Nacimiento or Lake San Antonio this holiday weekend on your boat, taking dips in the water the cool off? Will you visit a local winery for some cool glasses of wine, catch a concert in the park or watch a local fireworks display? You’ve got plenty of options!

As your Central Coast real estate agent, allow me to fill you in on details of a few:

1.  Vina Robles Winery is hosting a Red, White & Blues Bash on July 1! Enjoy an afternoon of barbecue and dancing from 11 a.m. to 2 p.m. The lunch is prepared by Executive Chef Randy Torres. The dancing will ensue during the live performance by local blues band The Cliffnotes. Wine specials will be available as well!

2.  Paso Pops will perform a 90-minute patriotic program on July 1 from 5 to 7:30 p.m. This will take place at Paso Robles Horse Park. Enjoy musical pieces that include Bernstein’s Overture to Candide, America the Beautiful, 1812 Overture and many more, set to a cannon fusillade. Fireworks will immediately follow the performance!

3.  July 4th Weekend Art in the Park will take place in Morro Bay July 1 and 2. This free event is open to everyone! You can watch art being made live, view complete pieces, and purchase local art to showcase in your Central Coast home. Head to Morro Bay City Park from 10 a.m. to 5 p.m. each day.

4.  Pacific Grove’s America’s Last Hometown Celebration features a BBQ and live entertainment at Caledonia Park on July 4th. Enjoy a BBQ feast of chicken or hot dogs, baked beans, garlic bread, salad and dessert for only $10. Then enjoy live music while kids enjoy kid-friendly activities. This runs from 11 a.m. to 3 p.m.

5.  The 4th of July Bluegrass Freedom Festival is new this year in Atascadero! From 4 to 8 p.m., enjoy boating, bounce houses, games, food and beverages while listening to the sounds of bluegrass! Admission is free. This takes place at Sunken Gardens.

6.  The Fourth of July Celebration at Shamel Park in Cambria is an all-day fest from 10 a.m. to 10 p.m. Enjoy live music, BBQ, relay races, pie eating contest, kids’ games, bounce houses, swimming pool, face painting and more. A fireworks display will end the night!

7.  Head to the coast for the 4th of July Parade of Boats in Avila Beach, beginning at noon. Expect to see lots of American flags on those boats! Then head to Pismo Beach for music, food and fireworks once the sun goes down. Cost is free unless you want a VIP spot on the pier for $25.

Is Your Central Coast Home Not Selling?

Central Coast Home-Selling Tips

When you decide to sell your Central Coast home, the first few weeks that it’s listed on the Central Coast real estate market are the most important! This is when you will gain the most traffic from interested buyers. While it may not sell immediately, if months start going by without a sale, it’s time to reevaluate the situation. This is true for sellers who are selling FSBO or working with an agent.

Here are some of the most common reasons for a home not selling:

1.  Your home is overpriced. This is the main reason for a home not to sell. If you or your agent overvalued your property, buyers will choose similar homes that cost less. Compare your property to similar properties in the area that sold recently and see if your price is on par with those. You could always hire an appraiser to complete a pre-sale appraisal, but an experienced Central Coast real estate agent should be able to help you with this.

2.  Your listing isn’t quality. Since most buyers search for their home online now, the quality of your listing matters! If the description is written poorly, or leaves key features of your home out, buyers may pass it right up. Same goes for the quality of the photos. If the listing is good, but the way your home looks could use some work, ask your Central Coast real estate agent for some staging advice.

3.  You’re always home. Buyers appreciate when a seller isn’t around for a showing or open house, as they can look at the home and talk about it freely without anyone breathing down their necks. 4.  You’re stubborn. If your home isn’t selling, it’s time to stand back and determine if you are still too attached to it, or if you’re being stubborn. Negotiations are going to come up in any real estate transaction, and if you’re not willing to negotiate a penny, or a timeline, you may lose an interested buyer. Experienced agents know what types of compromises are worth making, and they will help you determine if a request is too much. They should have your interests above all others!

The 35th Annual Paso Robles Wine Festival is this weekend! It runs May 18-21, hosted by the Paso Robles Wine Country Alliance. There are four days of main events, which I filled you in on in this blog post, and winery events throughout the region. As your Central Coast real estate agent, allow me to now fill you in on some of the winery events taking place this weekend!

From BBQs, live music, special releases, dinners and more, you can find all sorts of special events taking place at Paso Robles wineries during Paso Robles Wine Festival weekend. Whether you combine these events with the main events, or you steer clear of crowds and just go hang out at your favorite tasting rooms, the choice is yours. Here’s a selection of some of the winery events to look forward to:

  • McPrice Myers will be pouring Rhone wines and some special library wines from the cellar. Stop by May 18-21 from 11 a.m. to 5 p.m. daily!
  • Pianetta Winery will have wine and cheese pairings available during Wine Fest! Stop by for special local and old-world artisan cheese plates paired with Pianetta’s wines. Cost is $15 for two.
  • Dunning Vineyards Estate Winery will have a decadent dark chocolate dessert bar all weekend long, along with designer grape-themed jewelry, special barrel samples and plenty of wine options!
  • Harmony Cellars will host Havana Nights Fiesta on Friday from 6 to 8:30 p.m. Enjoy Cuban fare from Cubanissimo Food Truck matched with wines and mojito-inspired wine cocktails. Dance to Cuban music!
  • Villa San-Juliette Vineyard & Winery will host live music on their patio to accompany their special Wine Festival BBQ! They will also offer off-road vineyard tours. This takes place Friday and Monday!
  • Tobin James Cellars is celebrating 30 years with a 1987 “We Got the Beat” Anniversary Celebration. Wear 80s attire and enjoy special reserve wines, discounts for festival ticketholders, airbrush tattoos and more.
  • Robert Hall Winery is offering a complimentary cheese and charcuterie plate, featured alongside Cavern Select wines. The tasting fee is waived with wine purchase.
  • Oso Libre Winery & Tasting room is hosting a Winemaker Dinner on Friday evening, with a five-course meal paired with Oso Libre wines. Cost is $125 per person, wine included.
  • Peachy Canyon Winery has live music running from 1 to 4 p.m. throughout the weekend! Enjoy jazz, blues-rock and an eclectic mix while eating wood-fired pizzas and sipping wines out on the lawn.
