If you are trying to sell your vacant Lake Nacimiento home, allow me to fill you in with some tips that should help! Whether it’s vacant because you bought and moved into a new home already, or because this is a vacation home or second home that you’re trying to sell, there are some steps that you could take to make the home more appealing to buyers, and to keep the home more safe and secure.

As your Lake Nacimiento real estate agent, here are some tips that I’d recommend:

1.  Keep up with maintenance and repairs. If your home is being shown to interested buyers, it’s important to keep it clean and properly functioning. If you still live nearby, you can stop by every so often to dust and vacuum, and to check for any necessary repairs, such as a burnt out light bulb or a running toilet. If you don’t live nearby, hire someone to do this.

2.  Make the home look lived in. A house that looks lived in can help potential buyers imagine living there, and it can keep the home more secure. Make sure your mail is being forwarded to your new or current address, and have outdoor lights turn on with a timer, or have motion-activated lighting set up. If you have extra furniture that you can stage the home with, it’ll help buyers imagine living there.

3.  Keep the heat on this winter. Be sure to leave the heat on over the winter, even if you keep it low, to prevent pipes from freezing or bursting. If a buyer will be looking at the home, be sure that you or your agent heads over early to turn the heat up more, so it’s cozy for the buyers. In the summer, it’s wise to keep the air running as well, so the home doesn’t feel stuffy or smell musty.

4.  Amp up the curb appeal. While it might not be possible to fully furnish the interior, you can still amp up the exterior, which is what buyers will see when driving by or pulling up for a showing. Keep the gardens and grass looking pristine, repaint or replace the front door, mailbox, siding, address numbers or anything else that looks outdated, and frame the front entry with pumpkins or pots of flowers.

As your Lake Nacimiento real estate agent, I realize that you want to spend your time this fall getting as much time out on the lake as possible! Temperatures on the Central Coast are still great for fishing, boating and strolling the shoreline. However, if you’re a Lake Nacimiento homeowner, there are certain steps you should take to winterize your lake home. Do so before winter hits!

Here are few steps to keep in mind:

1.  Prevent your pipes from freezing. If you’re leaving your Lake Naci home over the winter, consider turning your water off, then turning on all faucets to flush them, as well as your toilet tanks. If staying in your home all winter, keep your heat at a minimum of 60.

2.  Drain irrigation systems and hoses. Disconnect all hoses and water gadgets from outdoor spigots, drain and store for winter. If you have an irrigation system without drains installed, manually drain those as well, to prevent pipes from bursting or rusting, and malfunctions come spring.

3.  Winterize your boat. This is a great time to inspect your boat for any replacements or repairs it may need. Then winterize it to ensure that it functions properly come spring. Flush water from the boat, add a gasoline stabilizer to the fuel, remove anything that holds moisture and put a cover on the boat. You can hire a local professional to help you with winterizing and/or storing your boat!

4.  Remove or cover outdoor furniture. If you are leaving for winter, it’s a good idea to store your outdoor patio furniture indoors or in a shed or storage unit. If you are staying, it’s up to you whether you want to put the furnishings away, or if you just want to cover them for cold days. This is especially wise if any of your furniture has padding on it that can soak in moisture.

5.  Complete standard indoor maintenance. Lake home or not, there are certain steps that every homeowner should take before winter.  These include cleaning fireplaces and having chimneys inspected or cleaned, inspecting your furnace, cleaning out vents, inspecting smoke alarms and carbon monoxide detectors, inspecting roof for damage and windows for drafts, and cleaning out gutters.

Whether you live on Lake Nacimiento permanently, you stay in a long-term or vacation rental, you visit for a weekend of camping or glamping, or you visit for a day trip, make the most of your time at the lake! Summer is quickly coming to a close, so as your Lake Nacimiento real estate agent, I am here to offer you some tips on how to increase the quality of your lake time.

I recently came across a blog post from Mommy Has a Story about a couple who spent their wedding anniversary at Lake Nacimiento. Her tips were offered for how to have a romantic lake getaway, but most of them hold true for anyone looking to spend quality time at the lake!

Take a page out of her rulebook:

1.  Go cell phone and Wi-Fi free. Whether you’re here for a short trip or a permanent stay, it’s a great reminder not to spend all of your lake time on your phone. Take a few pictures, then put the phone away. This will force you to talk and interact with each other, which could result in better memories!

2.  Bring music. Music is always a great way to amp up the energy and make the atmosphere fun! Bring a portable CD player, or load up songs on your smartphone and bring portable Bluetooth speakers. The internet might not work on your phone, so plan ahead with a playlist!

3.  Go boating. If you spend time at Lake Nacimiento, you’ll want a boat! Whether you have your own, or you rent one, be sure to spend quality time on the water. It could be a speed boat, pontoon boat, fishing boat, kayak, paddle board, blowup tube, whatever you prefer. If it gets hot, jump into the water!

4.  Get out of your comfort zone. Do something that you normally don’t do at Lake Naci. If you usually cruise around on a pontoon boat, consider trying your luck at some water sports off a speed boat. Jump off some of the cliffs around the lake. Rent a jet ski. Get your adrenaline pumping!

5.  Bring wine. Every occasion is better with some local Central Coast wine, am I right? Take some time to go wine tasting in the Paso Robles region and get to know the local wineries. Purchase a bottle or two of your favorite wines and enjoy from your deck or around a campfire.

If you are getting ready to sell your Lake Nacimiento home this summer, it’s important to stage the home to sell! This means that when buyers look at the photos or view the home in person, it will look as much like a model home as possible, and the buyer will be able to imagine living there. As your Lake Nacimiento real estate agent, allow me to offer you some tips on this!

There are certain areas to focus on when staging any home to sell, such as the front entrance, because that is what buyers will view first. However, when selling a lake home, there are also special ‘lake features’ that you should focus on if you have them!

Here’s a rundown of how you should prepare your Lake Nacimiento home for a sale:

1.  Show off the lake! If you’ve got views of the lake from your home, flaunt them! Clean all of your windows, but especially the ones that face the lake, as buyers will definitely be checking out the view. Remove lamps, window treatments or anything else that may be blocking the view. Make it obvious!

2.  Improve your lake amenities. If you’ve got a private dock, replace worn or broken boards, and consider painting or staining it. Many homeowners neglect this task, so you’ll stand out! If you’ve got a beachy area on you property, remove weeds and rake the sand to make it look clean and inviting.

3.  Spruce up outdoor space. A lake homeowner is going to want to spend time outdoors. Clean, stain and/or upgrade your deck, patio or whatever outdoor space you’ve got, especially that which faces the lake. Mow the lawn, add beautiful landscaping, set an outdoor table for a barbecue, etc.

4.  Wash your exterior. You should literally wash your home’s exterior with a power washer, to remove dirt and debris that has built up over time. Wash the outside of the windows, trim trees and bushes, wash driveway, sidewalks and all walking surfaces, wash light fixtures and mailbox… you’ve got the idea.

5.  Clean the interior. Same goes for the interior! Clean everything until your Lake Nacimiento home looks cleaner than it’s ever been! Remove as much clutter as you can. Take down personal photos and refrigerator drawings and make the home as neutral as you can.

6.  Emphasize lake living. Once you take away personal photos, toys, homemade art, clutter, etc., your home might look empty! Purchase some affordable artwork of lakes, sunsets, boats, etc. If you’ve got photos of Lake Naci that you’re proud of, frame those! Offer a map of the lake and area.

When you decide to sell your Central Coast home, the first few weeks that it’s listed on the Central Coast real estate market are the most important! This is when you will gain the most traffic from interested buyers. While it may not sell immediately, if months start going by without a sale, it’s time to reevaluate the situation. This is true for sellers who are selling FSBO or working with an agent.

Here are some of the most common reasons for a home not selling:

1.  Your home is overpriced. This is the main reason for a home not to sell. If you or your agent overvalued your property, buyers will choose similar homes that cost less. Compare your property to similar properties in the area that sold recently and see if your price is on par with those. You could always hire an appraiser to complete a pre-sale appraisal, but an experienced Central Coast real estate agent should be able to help you with this.

2.  Your listing isn’t quality. Since most buyers search for their home online now, the quality of your listing matters! If the description is written poorly, or leaves key features of your home out, buyers may pass it right up. Same goes for the quality of the photos. If the listing is good, but the way your home looks could use some work, ask your Central Coast real estate agent for some staging advice.

3.  You’re always home. Buyers appreciate when a seller isn’t around for a showing or open house, as they can look at the home and talk about it freely without anyone breathing down their necks. This makes buyers feel awkward and pressured, so they might not stick around long. Leave as often as you can for showings and open houses, let your agent handle it! Take your family with you, including pets, whenever possible.

4.  You’re stubborn. If your home isn’t selling, it’s time to stand back and determine if you are still too attached to it, or if you’re being stubborn. Negotiations are going to come up in any real estate transaction, and if you’re not willing to negotiate a penny, or a timeline, you may lose an interested buyer. Experienced agents know what types of compromises are worth making, and they will help you determine if a request is too much. They should have your interests above all others!

Here’s a few popular activities to enjoy:

  • Water Sports – Have you tried your luck on water skis or a wakeboard? Lake Nacimiento has miles of inlets and coves, open bays and winding rivers, making it ideal for boats to spread out and cruise around turns! Buy a Lake Nacimiento home for the summer season!

As your Lake Nacimiento real estate agent, I am here to tell you that this spring/summer season is the ideal time to buy a Lake Nacimiento home! There are plenty of reasons for this, but here’s a few to give you a general idea:

2.  Start gathering documentation. This includes W-2 forms, tax returns, bank statements, etc.

3.  Contact a mortgage lender. Determine what type of mortgage you qualify for, and the amount, and then ask for a pre-approval letter to show sellers you’re serious.

Why to Live on Lake Nacimiento!

What is a ‘lake person?’ It’s someone who has lived on a lake, vacationed regularly at a lake, spent lots of time at a lake, and dreamt of days spent at the lake. As a Lake Nacimiento real estate agent, and longtime resident, I love this article I found from Odyssey about how you know you’re a lake person.

They mentioned a lot of ways to tell if you are one, but here are a few of my favorites:

  • You wave to everyone. Remember the good old days when everyone would wave and greet each other, whether you knew them or not? Well, lake people are still like that! Everyone is friends at Lake Naci.
  • You drove a boat before a car. Maybe you even drove a boat before you rode a bike! Driving your parent’s boat is like a coming of age. Of course, you were probably sitting on a guardian’s lap.
  • You’ve slept in your swimsuit. Hours spent on Lake Nacimiento will leave you feeling happy and exhausted. Who else has walked inside and immediately fallen into a deep nap while still suited?
  • You have a ‘lake pair’ of everything. You’ve learned not to bring your really nice possessions to the lake. You have lake clothes, shoes, suits, hats, bags, towels, etc. When you shop, you first ask yourself, can I wear/bring this to the lake?
  • Your boat is a hydration station. You’ve learned how thirsty you get while cruising out on the lake, so whether it’s water and Gatorade, or wine and beer, you have as many beverages as you have gasoline!
  • You fall down and get back up again. More times than you care to admit, you’ve been thrown off a tube, taken spills on water skis, slipped of a dock, etc. Then you learn from your mistakes and get back up again. This trait carries over into the rest of your life, too!
  • You have memories to last a lifetime. The sunsets, the boat cruises, the fishing trips, the community events, the neighbors you’ve met, the stories, laughs and lessons. You have a lifetime full of them.

What else would you add to this list? How else do you know a ‘lake person’ from one who is not? They listen to Jimmy Buffet on repeat? Their feet have calluses that can withstand any temperature? They have raccoon eyes from the tan around their sunglasses? Share how you can notice a lake person!

No one can predict when rates will go up again, but many housing experts predict that they will soon. It’s smart to buy now, while you can score such a great rate on a mortgage loan.

Mortgage Values – You’ve been paying close attention to home prices, but what about home values? The price matters right now, but the value matters in the long run. Someday, you will be selling your home, and ideally, you’d like to build equity by the time that day arrives.

According to the latest Home Price Index, home values are projected to increase by 5.3 percent over the next 12 months! This is great news for current buyers. If you wait 12 months to purchase a $250,000 house, you could pay $13,250 more! If you buy now, you could save a lot of money down the road.

Plus, this means that if things keep going in the direction that they’re going now, you can sell your home for more than you bought it for down the road. That is investing in your future.
